The Times Advocate, 2005-11-23, Page 3Wednesday, November 23, 2005 Exeter Times–Advocate 3 Council hears development plans for Bayfield By Pat Bolen TIMES -ADVOCATE STAFF VARNA — Two competing plans of devel- opment for Bayfield were presented to Bluewater council Monday night for lots east and west of Highway 21. Council was first briefed on a plan to devel- op a commer- cial plaza on Part of Lots one and 2, Range F, located on the east side of Highway 21 and just south of Huron County Road in Stanley East which would require a rezoning change from `D' (develop- ment) to HC1-2 (highway com- mercial). The proposed development will hold a 20,000 square foot supermar- ket with anoth- er 10,000 square feet of retail space. The develop- ment includes plans for 206 parking spaces with potential for another 36 parking spaces for a future expansion of the supermar- ket. No devel- opers for the plan were at the meeting, but resi- d e n t s voiced their concerns to council on potential problems from the development, including traf- fic and lighting. Resident Bud Robinson expressed his doubts about a traffic anylsis done by the developers and asked what restaurant would be com- ing with the supermarket. Robinson said if it is a Tim Hortons, it would quickly become a desti- nation for peo- ple who are unable to access the Tim Hortons in Grand Bend and Goderich. Resident Steve Jenkins said his prop- erty is located Transportation which is look- ing at the traf- fic analysis done by the developers. Bluewater Mayor Bill D o w s o n said the developers had been unable to make the meeting and had asked for a defer- ment which was passed by council. After discus- sion a motion was passed for council to give its approval of the concept site plan subject to completion of a development agreement. Weber said with the site already zoned commercial there is no requirement for a public meeting. D o w s o n asked if some- where in the process the public will still have a chance to ask ques- tions. Weber said it would be appropriate for any questions to be asked by the public at the council meeting. Davis said while there was no requirement for a public meeting, the developers would respect the planning process and address any concerns the public has. Asked what they were look- ing for from council, Davis said he would like council "to entrench the concept of the site plan." Although Weber said she recommended deferring approval of the plan until she could study it more thorough- ly, she agreed council could give its approval to the concept.
