When land looking, don't be fooled
If you are looking for a site to build your
dream home on, don't be fooled by the
beautiful Sunday afternoon view or the
peaceful solitude broken only by the sound of
birdsong. Monday morning may bring clouds
of pollution from industries downwind, the
clatter of heavy machinery from construction
projects too close for comfort, or the whine of
traffic on concealed highways.
Even worse, the site you choose on the
banks of a gently flowing stream may be
flooded every year by torrents of water from
the spring runoffs. Or soil conditions may
cause your house to settle or slide.
A house is usually the single biggest
investment a person makes in a lifetime, and
the land it sits on is a sizeable part of that
investment. Why do people continue to

choose land that is unsuitable for building
on?
Often it is simple lack of knowledge. A new
series of booklets published by Canada
Mortgage and Housing Corporation is
intended to help the small builder and
individual -lot buyer recognize site problems
before buying. The Problem Lands Series
consists of four booklets: Conditions to
Avoid, Building in a Flood -Risk Area,
Building on Clay and Building on Peat. All of
them discuss the various problems that may
lurk on prospective building sites.
Development sites for large-scale building
projects are studied by experts employed by
developers. The small builder who buys
pockets of land for three or four houses and
