'THE WISEST CHOICE IN TOWN'
County to launch studi t
The Huron County Planning
Board was asked to conduct.
a study on the ratio of
residential and industrial land
and the relationship of that
ratio'to population growth at a
'joint meeting last Wednesday. d
A joint meeting of the
Goderich planning board, town
council, Goderich township
council and industrial Com-
mission was held last wee1$ to
discuss the residential study
prepared by Municipal Plan-
ning Consultants and an.
Industrial study prepared, by
Inducon Industries.
The discussion resulted in a
request by representatives for
county planner Gary Davidson
to prepare a study on the
residerttial-industrial-growth
ratio. °The two studies prepared
for the planning board were
basically similar with the
exceptions of the land allotted
for residential and industrial
development.
• Because of the natural
boundaries of the Maitland
River and Lake Huron to the
north, east and west sides of the
town the only possible direction
for additional urban and in-
dustrial expansion is to the
-south. The residential study
prepared by Municipal Plan-
ning,Consultants stated that _in
consideration of the projected
.,population growth , the
residential land available
- would accommodate the towrfs
Jibed until, the end of the cen-
tury.
County Planner Gary
Davidson emphasized the
re sid ential --stud recam-
mendation stating that the town
has enough land to ' ac-
commodate residential and
industrial expansion within the
—town limits past the turn of the
century.
The existing growth rate of
Goderich would give the town a
population of approximately
9,000. However Goderich
• Township Reeve Gerry -Ginn
and Mayor Deb Shewfelt
agreed that the size of the in-
dustrial park will govern both
the growth and size of the town.
A report by Municipal
Planning Consultants agreed in
principle with the Mndticon
Industrial development scheme
stating that it would be an asset
to future development. The
conclusions of . that report
called , for zoni •
development to beindled with
the zoning by-law; separate
zoning categories for com-
tnercial activities; land use
controls could be handled ef-
fectively through the zoning by-
law and agreements and also
the preservation of a rodlot in
the southeast as operi'space.
A report from the Huron
County Planning department
on both the residential 'and
industrial studies stated that
the items of significant. con-
sideration* in planning is the
ability of the town of Goderich
to. develop within its existing
boundaries, ' the sharing of

residential and industrial
-development with Goderich
Township and the en-
vironmental effects of in-
dustrial development in the
industrial park,
Vie report also suggested
that from a municipal
viewpoint consideration should
be given to the development of
the residential and industrialr.,
component, density mix, types
and open spaces and the design,
service and development of the
individual sectors.
The main difference bet-
ween the studies was the use of
a 27 acre woodlot for industrial
development as well as the land
use ratio between residential
and • industrial. • One
representative suggested that
the area behind the Suncoast
shopping plaza could be left
undeveloped for the time being
and developed in future as
residential or industrial as the
needs arose. ,
