NOTICE OF THE PASSING OF A ZONING BY-LAW BY THE
CORPORATION OF THE TOWNSHIP OF USBORNE
TAKE NOTICE that the Council of the Corporation of the Township of Usborn3 has
passed the following By -lows:
By-law 24 of 1984
By-law 25 of 1984
on the 4th day of September, 1984, under Section 34 of The Planning Act, 1983.
AND TAKE NOICE that any person or agency may appeal to the Ontario Municipal
Board in respect of any of these by-laws by filing with the Clerk of the Township
of Usborne, not later than the 10th day of October, 1984, a notice of appeal set-
ting out the objection to the by-law and the reasons in support of the objection.
An explanation of the purpose and effect of the by-laws describing the lands to
which each by-law applies, and a Key Map showing the location of the lands to
which the by-laws apply is provided below. The complete by-laws are available
for inspection at my office during regular office hours.

The explanation and purpose of these by-laws are to provide for certain amend-
ments to Usborne Township Zoning By-law No. 13 of 1984, which regulates the
use of lands and the character, location, and use of buildings and structures, in
various defined areas of the Township of Usborne. The by -low amendments in-
cluded within By-laws 24 and 25 refine By-law 13 of 1984 and continue to imple-
ment the Township of Usborne Secondary Plan. A summary of the content of these
by-laws are as follows:
By-law 25 of 1984 amends By-law 13 of 1984 replacing the definition of Sewage
Disposal Facilities with the following modified definition:
2.141. Sewage Disposal Facilities shall mean o system of underground pipes or
conduits and related pumping and treatment appurtenances operated
by the•Township of Usborne andior the Ontario Ministry of the Environ-
ment for public use for the treatment and disposal of storm and or
sanitary sewoge and also includes a septic tank bed disposal areo.
By-law 24 of 1984 also amends By -low 13 or 1984 by adding a section:
3.12.3. No parking lot area shall be located on a septic tank and tile bed
disposal area.
By-law 24 of 1984 amends Zoning By -low No. 13 of 1984 by changing the zoning
on Part Lot 14, concession 1, from "V illage Residential (VR1 )" to "Highway Com-
merical (HC1-1)". A new section is added:
19.9. Status Zoning
19.8.1. Contrary to the provision of Section 19.1 the permitted uses of those
areas zoned HC -1 shall be limited to on automotive soles and service
establishment.
By-law 25 of 1984 also amends Zoning By -low No. 13 of 1984 by adding the follow-
ing subsections under section 19.7 Special Provisions:
19.7.3. Not withstanding the provisions of Section 19.1, the minimum side yard
requirements on the north side yord of those lands zoned HCI -1 shall
be fifteen (15) metres.
19.7.4. Not withstanding the provision of subsection 19.7.2.. the storage of
materiols within the required sideyard on the north side of those lands
zoned HC1-1, shall be limited to new vehicles.
