Council accepts by-law for multi-million dollar retirement complex in Seaforth

With Huron County on
their side and the recent
passing of a by-law via the
municipality of Huron East,
construction is looming for a
retirement home in
Seaforth.
Huron East supported a
development agreement,
which applies to the entire
property of 1L Retirement
Living, on Centennial Drive,
at a hi -weekly council meet-
ing April 4.
This arrangement "kick
starts" the building process
of the $21 million project,
comprising 40 vacant land
condominiums and a 80 unit
retirement home, said Brad
Knight, CA() of 1 luron East.
"The biggest thing was to
get the development agree-
ment passed because it's the
municipality that
has to construct the road
extension," Knight told the
Expositor by phone two days
after council. "We want to
get a tender out"
The agreement also
addresses the extension of
municipal services like water
and sewers.
Knight said the complex
process goes in a sequence
of undertakings, starting
with the development agree-
ment, site plan for the
retirement home, and finally
the site plan for the
condominiums.
"That's why it's critical for
us to get our tender out and
get our part of the construc-
tion done," Knight said.
But before anything is
finalized, Knight said there
are provisions in the devel-
opment agreement that state
$540,000 must be paid to the
municipality before moving
forward, this covers exten-
sions to sanitary sewers.
As this process approaches
closer to digging dirt, Knight
said council is thrilled about
the new development.
"I don't think, we truly
appreciate it yet, as to what
the implications are for the
two counties," commented
Knight.
Huron County senior
planner, Claire Dodds said
this project has ran
smoothly," especially since
this is the first developer in
the county to use a vacant
land condominium for mul-
tiple attached townhouses.
"It is exciting for the devel-
oper and municipal devel-
opment team to see this pro-
ject move closer to breaking
ground," she said.
"The agreements consid-
ered by I luron East Council
on Tuesday evening were
another step towards pro-
gress on this application."

Whether you're a youth
raised in an urbanized set-
ting or come from the rural
parts, the Huron Perth Agri-
culture and Water Festival is
an educational daytrip all
students can relish.
Evolving from the agricul-
tural festival better known as
the Slice of Huron, which
launched in 1992 -the two-
day event focuses on the sig-
nificance of the local envi-
ronment while providing
students with hands on
learning opportunities.
From April 4-5, the Sea -
forth Arena hosted the water
portion with six stations
whereas the Agriplex had
seven farm -like stations.
Each station ranges from
seven to 20 minutes with the
lengthiest part of the whole
event being the milking
demonstration.
Though Seaforth is recog-
nized regionally as a hub for
agricultural, past coordinator
for the HPAWF, Denise Iszczuk
said some don't know what lies
beyond their civic locale.
This year roughly 570-580
students participated, the
school numbers are steady
she said, but Iszczuk men-
tioned that the sponsorship
numbers have decreased.
"It affects us because then
we'll have to make decisions
on budget items for next
year," stated Iszczuk April 5.
