Big home or little home, large
household or small, there is
hardly a family that can say it
has adequate storage space. The
lack may be general — from attic
to the basement — or it may be
confined mainly to certain rooms,
such as kitchen, bathroom, or
family room.

to correct the lack of storage
facilities, for lumber will fit

softwoods and some of the most
readily available are the species
that grow in the western pine

appropriate to the room. This

Choosing a building lot, like
the selection of a neighborhood,
means making a decision requir-
ing more than just casual atten-
tion. There is more to it than
simply acquiring so many square
feet of land.
As in choosing a neighborhood
there are certain things to look
for and certain things to avoid.
Your choice will of course be
limited by the price you can afford
to pay. You also want to make
sure you can afford the kind of
house you are allowed to build
on a particular lot. On the aver-
age a lot should not cost much
more than 20% of the property
as a whole.
The land should be well drain-
ed and should have good bearing
properties. Unstable soil calls
sounds elementary, but it takes
some planning and forethought
to work out the sort of built-ins
that will do the best job in a
specific situation.
For example, storage space in
a kitchen should be co-ordinated
with work areas. Drawers and
cabinets should be planned to hold
heavy equipment below counters
and cupboards to contain lighter
items should go above. Consid-
eration should be given, too, to
space for mixers, toasters,
blenders and other small ap-
pliances that a housewife may
not wish to keep out all the time.
In a bathroom — even in a small
one — there usually is space to
box in the area under the basin.
This will provide room for tow-
els, extra soap and bathroom
for stronger footings, u sually
with reinforcements. Rocky ter-
rain, on the other hand can mean
a costly excavation job if blast-
ing is needed.
A sloping lot might be suitable
for a split-level home while not
as practical for a ranch type
bungalow.
Can the lot be landscaped at
reasonable cost?
Does the house you are plan-
ning to build fit the lot you have
in mind; does the lot offer any
natural advantages; a view; ac-
cess from the side or the rear
as well as the front; are there
any trees that can be preserved;
does it have valuable top soil
that can be saved?
These are some of the ques-
tions you will have to ask your-
self when choosing a lot.
