To complete the Application for Loan under the National Housing Act, 1954, (Form CMHC 70), the following information is required: 1. Complete details of the lot in- cluding, if available, a survey and legal description of the land. 2, Plans and specifications of the house, A convenient outline specification f or m (Form CMHC 24) to be completed by the applicant and the contract- or is provided for loan applica- tion purposes. 3. A breakdown of overall cost and proposed financing, When formal application is made the applicant must be prepared to pay the application fee and sub- mit: (a) Three copies of the Applica- tion for Loan form giving all information requeSted. (b) Three sets of plans and spec- ifications. (c) One plot plan. (d) Refusal letter(s) (e) A statement from the appli- cant's bank, or other evidence, as proof that the applicant has the required equity. ,• (f) A letter from the applicant's employer confirming his em- ployment and earnings. (g) A letter from the applicant's contractor to the applicant, acknowledging that he under- stands there will be a 25 per- cent holdback on each loan advance which will not be re- leased until expiry of the lien period, or evidence that inter- im financing will be available to the applicant. If the loan application is not approved the application fee is refunded. If the application is approved the Corppration will issue a com- mitment in writing, return two sets of the plans and specifications and notify its solicitor or notary to prepare and register a mort- gage deed. Construction must be started within 90 days of the date of the approval letter issued by CMHC in the case of loans to home-own- er applicants in areas under 55,000 population. For areas over 55,000 population and for builder's loans the house must be started within 60 days of the Corporation loan approval. If construction is not started within the specified period, appli- cation may be made to the Corpor- ation for an extension of time. Such application must be written within 30 days of the expiry date of the specified period. If approved, the extension will be for a period expiring not later than 30 days from the date of approval. The ap- plication fee is $5.00 per unit and only one such extension may be obtained. Loan Advances It is customary for the owner's equity to be put into the property before advances are made on the loan. Advances on the loan are then made at intervals during con- struction and the borrower is en- titled to at least four. The timing Of advances will be adjusted to suit the requirements of the borrower and the Corporation, with the Corporation retaining suf- ficient mortgage funds at all times to ensure reasonable completion of the house. Title to the lot must be in the borrower's name before advances are made on the loan. I Regulations.
