Apartments in Bayfield yet to be decided

Bluewater council recently discussed
a proposal for four three-story apartment
buildings near the comer of Highway 21
and Cameron St at the south end of the
village of Bayfield. Most recently, they
discussed it at their council meeting on
Monday, November 7.
"When a proposal is brought to coun-
cil, it is decided based on the lots," said
Bayfield Mayor Tyler Hessel. This means
that the lots need to meet the standards
and requirements for the proposal in
order for it to be considered.
One potential benefit of the apart-
ments is they provide the opportunity for
less expensive residences, which are
intended to be for retired members of
the community.
However many residents in Bayfield
are concerned with this proposal. In
total, 92 letters of concem were received.
Some express opposition towards the
long-term concept of a high-density
complex in place of the apartments.
Other letters explained their distress
towards the "improper use of the lots'
The Bluewater council, due to a num-
ber of concerns, has recommended for
denial of the proposal at this time.
Reasons that the council recom-
mended denial of the four applications
for consent include, but are not limited
to: concepts for the future development
of the retained land is not viable; three of
the four lots do not meet the servicing
policies of the Provincial Policy State-
ment of Bluewater Official Plan; the two
most easterly plots are encumbered by
the lack of access as per MTO's com-
ments; and the developer needs to dem-
onstrate that there are no impacts from
the closed landfill which is located in
proximity to the two easterly lots.
The Huron County Council will look at
the proposal further in December, and
there it will be decided if the applications
will be approved or denied.
