A lawyer who spends years learn- ing all about the intricate de- tails of the law will act with much greater prudence than the layman who is often carried away by his enthusiasm and ignorant of the pitfalls that await him. Handling legal for- malities should be left to some- one experienced in this field. Processing a mortgage, for ex- ample, is a complicated busi- ness and beyond the scope of the untrained person. ' Q.: What steps should you take after you've de- cided to build a house? A.: Engage an architect. At least that would be the ideal procedure. With his experience an architect would not only de- sign a house to fit your family's needs, but would also ensure that the price was within the amount you wished to invest, in the property: He would pre- pare the necessary specifica- tions and also select the con- tractor and supervise construc- tion of the house for you. An- other method, "of course,., is to select a suitable building site, select stock house plans—such as those available from Central Mortgage and Housing Corpora- tion — and have a contractor build from these plans. Q.: Do you need the help of trained profession- als when you set out to build or buy a house? A.: Definitely. The lawyer, realtor, architect and builder can all be of great assistance to the prospective homeowner. And, of course, we must not forget the lender who can also offer professional advice in his own field. Obviously, the per- son who wishes to buy a ready - built house won't require the services of an architect or builder. Likewise, a potential homeowner who wants a cus- tom-built house may not have to deal with a realtor. if he al- ready owns -a building site. But it would be foolhardy for us to think that we can da better than the professionals.
