Is Sound Advice,
More Canadians every year
are finding it to their advant-
age to have work done in the
wintertime when skilled men
and materials are more readily
available.
In Seaforth everyone is be-
ing asked to co-operate in the
campaign by having improve-
ment projects carried out while
tradesmen are readily available.
It may be the installation of
new electrical wiring or fix-
tures, replacement of heating
or plumbing equipment, new
shelving or display counters, a
recreation room, a kitchen to
be remodelled, an extra attic
bedroom or rooms to be re-
decorated.
'No matter how large or
small, projects such as these
are best done now.- By spring,
the services of both skilled and
unskilled tradesmen will be
harder to get—they'll be busy
on major construction jobs,
Building supply companies
are able to assure immediate
delivery of practically every
type of material at this time of
year.
The homeowner is still one
of the most important factors
of the Do It Now campaign.
Here are some of the numer-
ous tasks he can have done in
winter:
A new garage or carport,
building of kitchen cupboards,
addition of a recreation room.
The attic may be finished up,
a powder room or extra bath-
room may be added to the
house, or a shower installed
in the present bathroom. Also
built-in bookshelves, breakfast
nooks and extra storage facili-
ties can be added conveniently
now, and at a minimum of ,cost.
Electrical circuits should be
checked and replaced if more
horsepower is needed. Outside
lights can be added and the.
garage door repaired. Screen
and storm doors can be refit-
ted and window screens repair-
ed, ready for use in the sum-
mer.
Floor tile can be laid, plas-
ter cracks repaired, the house
and garage insulated and the
entire home interior papered or

Winter is the time for home improvements
Let Us Help You
1. Plan that Bathroom, that you have been
thinking about for years.
2. Run that extra heat duct to the kitchen
or back room.
3. Put an extra Toilet or Basin downstairs,
so the children don't track mud through
,,the house.
4. Change from Hard to Gentle Soft Water
with a Duro Water Softener.
5. Install Beatty Water Bowls in the barn.

painted.
Heating and air conditioning
equipment may be checked
and repaired, porches can be
added, floors refinished and
strengthened to eliminate
squeaks. Stairs may be fixed
and walls knocked out to
make one big room from two
small ones.
Many Seaforth householders
probably... have planned such
projects for a long time, but
have put them off for lack of
ready cash. This obstacle is
easily overcome through home
improvement loans now avail-
able at banks for a wide var-
iety of renovations and redecor-
ation jobs.
C.M.H.C. EXPERTS ANSWER
HOUSE BUILDING QUESTIONS
(By Central Mortgage and
Housing Corporation)
Q.: How do you find a
reliable builder?
A.: A reliable builder is one
who can give a firm price quo-
tation and who is prepared to
state in writing when he can
have the houseready for occu-
pancy. When possible, it's a
good idea to examine a few'
houses already constructed by
the builder in question. If„
you're favorably impressed with
his past work, you can be fair-
ly well assured that he will give
you equal satisfaction._It's also
important to choose a builder
who has his business in the
community close to the site.
Such a builder will be familiar
with local building regulations
and the best sources of .mater-
ials. Also, his labor force will
be close at hand and he'll be
able to supervise the work bet-
ter.
Q.: Are the services of
an architect important?
A.: Yes. For instance there
are customers who want some-
thing special in the way of de-
sign or who feel that stock plans
do not completely meet their
needs. These people usually
hire an architect to draw up a
house plan to their own speci-
fications. The house can then
be tailored to fit the lot and to
incorporate those 'distinctive
features suggested by the own-
er. In addition, a. lot of head-
aches and regrets can be avoid-
ed simply by engaging the ser-
vices of an architect to oversee
the job. In this capacity he's
the homeowner's best friend.

Q.: Can a realtor help
you when considering build -
or buying a house?
A.: He certainly can. For
example, even when you're just
purchasing a lot, unless you're
quite familiar with the value.
of the property and the proce-
dures 'involved, you stand to
lose more than you gain by ig-
noring the services of a realtor.
His knowledge can save you
time, trouble, and very often,
money. He has a listing of
available properties .and knows
all about the actual market va-
lues. In some cases he may al-
so be able to point out why
the particular property you had
in mind wouldn't be suitable
for yoqr purpose. Or, he may
be informed on impending sales
or transactions which could
permanently affect the value of
the lot you intend to buy.
Q.: Should you hire a
lawyer before going ahead
with building or buying a
house?
A.: Definitely. Most of us
over-estimate our knowledge
and capabilities and this is nev-
er more true when we are
building or buying a home. A
lawyer who spends years learn-
ing all about the intricate de-
tails of the law will act with
much greater prudence than the
layman who is often carried
away by his enthusiasm and
ignorant of the pitfalls that
await him. Handling legal for-
malities should be left to some-
one experienced in this field.
Processing a mortgage, for ex-
ample, is a complicated busi-
ness and beyond the scope of
the untrained person.
' Q.: What steps should
you take after you've de-
cided to build a house?
A.: Engage an architect. At
least that would be the ideal
procedure. With his experience
an architect would not only de-
sign a house to fit your family's
needs, but would also ensure
that the price was within the
amount you wished to invest, in
the property: He would pre-
pare the necessary specifica-
tions and also select the con-
tractor and supervise construc-
tion of the house for you. An-
other method, "of course,., is to
select a suitable building site,
select stock house plans—such
as those available from Central
Mortgage and Housing Corpora-
tion — and have a contractor
build from these plans.
Q.: Do you need the
help of trained profession-
als when you set out to
build or buy a house?
A.: Definitely. The lawyer,
realtor, architect and builder
can all be of great assistance
to the prospective homeowner.
And, of course, we must not
forget the lender who can also
offer professional advice in his
own field. Obviously, the per-
son who wishes to buy a ready -
built house won't require the
services of an architect or
builder. Likewise, a potential
homeowner who wants a cus-
tom-built house may not have
to deal with a realtor. if he al-
ready owns -a building site. But
it would be foolhardy for us
to think that we can da better
than the professionals.
