Purchasing
home is Barge
investment
BY HARRY L. MARDON
The steep rise in mortgage rates this year
has revived the age-old debate whether one
should buy or rent when it comes to housing.
A good case can be made for either side of
the debate. But in the final analysis, making
the right decision depends on individual
circumstances and what a single person or
couple want as a lifestyle. •
It's a fact that for most Canadians, the
purchase of a house is the largest single
investment they will make in their lifetime.
Hence, you should carefully weigh all the
pros and cons before committing yourself.
On the "plus" side is that the purchase of a
home has proved to be a sound investment for
a great many Canadians, As the years go by
and they steadily reduce the principal' (loan
amount) of the mortgage on the property.
they build up the net worth of their
investment. Also working in their favor in
most instances is that the sale value of the
property will increase over the years.
Once you have reached that golden
moment when you have completely paid off
your mortgage, your shelter costs will be very
easy to handle. At that point you only will
have to meet your annual costs of property
taxes, insurance and upkeep of the house
such as periodic repair or renovation projects.
These costs will be a great deal less than
having to rent your shelter.
Another big advantage of home ownership
is that if you ever sell your house, any capital
gain you make on the sale is absolutely
tax-free.
Whether you're a first-time buyer or not,
the important thing to remember is owner-
ship in' itself shouldn't be your main
objective. it may give you a nice feeling to
own your own home, especially if it's for the
first time. However. ownership can easily
turn into a financial nightmare if you
disregard some basic principles.
Among these are: don't assume too
onerous a financial obligation: don't buy
property in a community or neighborhood
that is suffering from economic and or social
decline: don't assume mortgage rates will
remain static; don't assume your income will
forever be rising.
When it comes to )ur•hasc of a property.
unless you are one of the fortunate fess ss ho
has amassed a lot of rash, you will require
mortgage financing. So, even before you go
shopping for a house you should shop for
mortgage money.
The financial institutions which pros ide
mortgage loans are reasonably contpelitide.
Itis possible to obtain a loan at a rate helms
what an institution advertises as its going
rate. This is more likely if you have built up a
sound credit relationship ss ith a curtain hanb.
trust company or credit union. Don't he afraid
of playing one institution off against another.
Once you have established the amount of
mortgage financing and at N hat interest rate.
ishvaSlable- roytlu. then you. cum Start Conking
for a suitable property to fitly. In the process
of getting the mortgage funds lined up, s
will have had to provide the financial
institution with a "net North" statement
This will disclose Khat mono you have
available for a tump•sunt rash doss n pas meet
on a house. 1t also will es cal sour total
annual income, which is a kcs factor in
determining %our ability to meet sour
mortgage payments and the other costs
