NOTICE OF PUBLIC MEETING
CONCERNING A PROPOSED OFFICIAL PLAN AMENDMENT
AFFECTING THE MUNICIPALITY OF BLUEWATER
TAKE NOTICE that the Council of the Corporation of the Municipality
of Bluewater will hold a public meeting on MONDAY, MAY 12TH, 2008
AT 7:00 P.M. in the Municipality of Bluewater Council Chambers,
Stanley Complex, 38594B Mill Road, west of Varna on County Road 3,
to consider a proposed Official Plan Amendment under Section 17 of
the Planning Act, R.S.O. 1990, as amended.
The purpose of the proposed Official Plan Amendment (OPA) is to
amend how Minimum Distance Separation (MDS) formulae are
applied to the creation of surplus dwelling severances and rezonings
to permit residences on existing lots (lots of record) designated
Agriculture in the Bluewater Official Plan.
This OPA proposes to amend the surplus dwelling severance policies
of the Bluewater Official Plan to change the requirement that the
severed lot must comply with the MDS I - "Type B" land use (double
MDS distance) and instead permit severances to be created where
they comply with the MDS I - "Type A" land use (single MDS
distance).
In addition, this OPA will also permit an existing vacant lot (lot of
record) to be rezoned to permit a residence where it complies with the
MDS I formula - "Type A" land use.
This is a general amendment to the Bluewater Official Plan regarding
the application of Minimum Distance Separation requirements and as
such, it may impact all lands within the Municipality of Bluewater.
ANY PERSON may attend the public meeting and/or make written or
verbal representation, either in support of or in opposition to the
proposed zoning by-law amendment.
IF A PERSON OR PUBLIC BODY that files an appeal of a decision of
the Corporation of the Municipality of Bluewater in respect of the
proposed Official Plan amendment does not make oral submissions at
the public meeting or make written submissions to the Corporation of
the Municipality of Bluewater before the proposed Official Plan
amendment is adopted, the Ontario Municipal Board may dismiss all
or part of the appeal.
ADDITIONAL INFORMATION relating to the proposed Official Plan
amendment is available for inspection between 9:00 a.m. and 4:30
p.m. at the Bluewater Municipal office in Zurich or by calling Nellie
Evans, Planning Assistant, at 519-236-4351 ext 229.
