Inside the covered entry, space is used judiciously to provide optimal room where it counts. Just off the compact foyer is a generously sized den—ideally located for use as an in-home office or a privately -placed guest bedroom. The cupboard in this room is easily converted for use as a bedroom closet or an office cupboard. A three-piece bathroom with standing shower is placed immediately behind the den/bedroom. A coat cupboard completes the finished area on the ground floor. A door next to the bathroom opens to the unfinished part of the basement, where roughed -in plumbing has been provided for a wet bar, a great addition to a recreation room. A bathroom to be shared by future bedrooms is also included. A rear door opens to a covered patio. An L-shaped flight of stairs from the foyer leads to the main floor. The living room, with a gas fireplace and sloping ceiling, is open to the dining room, which features extra space for a buffet. A sliding pocket door opens into the family area, encompassing a good-sized family room, a breakfast room with a door to a large sun deck, and a kitchen, where a half -wall neatly hides the working parts of the room from the rest of the family area. The master suite occupies the rear of the house and includes a walk-in closet and full ensuite with a soaker tub, for an extra touch of luxury. Two secondary bedrooms share the main bathroom. A linen cupboard and laundry room complete this area of the house. The unfinished basement adds to the approximately 1,500 square feet of finished living space in the rest of the house and offers the opportunity for future expansion. Alternatively, it could be used as a secondary suite or bed -and -breakfast, where local bylaws allow this option. The double garage has a side door and access to the house through a hallway on the basement level. Exterior finishes include horizontal siding, painted trim and stone accents. The home measures 42 feet, 8 inches wide, and 45 feet, 10 inches deep, totalling 1,563 square feet of living space. Plans for design 2-3-686 are available for $584 (set of 5), $661 (set of 8) and $710 for a super set of 10. B.C. residents add 7% Prov. Sales Tax. Also add $25.00 for Priority charges within B.C. or $45.00 outside of B.C. Please add 6% G.S.T. or 14% H.S.T. (where applicable) to both the plan price and Priority charges.
