PA LIFT PUBLIC MEETING CONCERNING A PROPOSED ZONING BY-LAW AMENDMENT AFFECTING THE MUNICIPALITY OF SOUTH HURON TO CHANGE THE APPLICATION OF MDS I FORMULAE FOR SURPLUS DWELLING SEVERANCES AND LOTS OF RECORD TAKE NOTICE that Council of the Corporation of the Municipality of South Huron will hold a public meeting on MONDAY, FEBRUARY 4, 2008 at 5:30 p.m. in the Olde Town Hall Council Chambers, 322 Main St. S, Exeter to consider a proposed zoning by-law amendment under Section 34 of the Planning Act. BE ADVISED that this application was initiated by the Council of the Corporation of the Municipality of South Huron on November 5, 2007, and for the purpose of the Planning Act, this application was considered to be complete by Council on January 7, 2008. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support or in opposition to the proposed zoning by-law amendment. IF a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of South Huron before the by-law is passed, the person or public body is not entitled to appeal the decision of the Municipality of South Huron to the Ontario Municipal Board. IF a person or public body does not make an oral submission at a public meeting or make written submissions to Municipality of South Huron before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body. ADDITIONAL INFORMATION relating to the proposed zoning by- law amendment is available for inspection during regular office hours at the Municipality of South Huron Municipal Office (322 Main St., Exeter), 519-235-0310 ext. 239 and the County of Huron Planning and Development Department 519-524-8394 ext. 3. Dated at the Sandra Strang, Clerk Municipality of South Huron Municipality of South Huron This 14th day of January, 2008. 322 Main St. S, P.O. Box 759, Exeter, Ontario, NOM 1S6 PURPOSE AND EFFECT This zoning by-law amendment amends By-law #12-1984 Stephen Township Zoning By-law, and By-law #13-1984 Usborne Township Zoning By-law, both being by-laws of the Corporation of the Municipality of South Huron. The purpose of the proposed zoning by-law amendment is to implement how the Minimum Distance Separation formulae is applied to the creation of surplus dwelling severances and building on existing lots (lots of record) designated agriculture in the South Huron Official Plan. This zoning by-law amendment deletes the current provision that establishes properties zoned AG4 (agricultural small holding) as a "Type B" land use and establishes that a property zoned AG4 shall be treated as a "Type A" land use for the purpose of applying MDS I. The effect of this zoning by-law amendment is that no residential building or structure will be permitted to be severed or constructed on a property zoned AG4 unless it complies with the minimum dis- tance separation formulae — Type A land use. This zoning by-law amendment has been initiated by the Municipality of South Huron. A related Official Plan Amendment is being circulated concurrently with this zoning by-law amendment. This zoning by-law amendment applies to all land zoned AG4 (agriculture small holding) and designated Agriculture in the Municipality of South Huron Official Plan.
