Proposed Dashwood severance draws objections from nei

SOUTH HURON — A severance
request in Dashwood has resulted in
objections from neighbours and a defer-
ral from South Huron council.
The proposal, submitted by property
owners Bob and Jim Hoffman, would
create three lots on the east side of
Dashwood. The lots include the site of
the former Dashwood ambulance base
on the south side of Highway 83 and two
sites to the west of it.

lance site, but a new proposed lot to the
west of it is designed for commercial
use, specifically a small engine and
motorcycle repair shop that neighbours
are concerned will result in unsightli-
ness, traffic congestion, noise from
motorcycles and snowmobiles and a
decrease in residential property values.
A third lot created by the severance
would be used for residential purposes,
with the potential of being merged with
an adjacent property.
After a lengthy discussion, council
deferred the issue, which will be dis-
cussed in August at Huron County's
health and planning committee, which
South Huron Coun. Ken Oke chairs. Oke
said he'll also recommend that commit-
tee defer the issue until the Hoffmans
can meet with the neighbours and
address the concerns.
Planner Claire Dodds submitted a
number of letters from neighbours
objecting to the severance in her report
to council. Chief among the concerns is
the possibility of the commercial use,
which neighbours think should remain
residential.
As identified by Dodds, there are a
number of steps that could be taken to

help deal with the concerns of the neigh-
bours, including a planting strip to pro-
vide a buffer zone, fencing and no out-
door storage.
Coun. Harvey Ratz noted he doesn't
like the idea of putting a commercial lot
in a residential area, while Coun. Pete
Armstrong said a commercial business
would be an asset to Dashwood. He
added fears that the business would
look unattractive are unfounded — no
business owner would invest in a site to
make it look bad, Armstrong said.
