Canadian Blood Services recruitment co-ordinator Erin Brydon said 140 blood units were collected at the clinic. She added each unit of blood saves three lives. Brydon encourages donors to attend the next clinic in Exeter, also held at South Huron Rec Centre Aug. 10 from 12:30 to 8:30 p.m. (photo/Scott Nixon) Oakwood subdivision closer to construction By Scott Nixon TIMES -ADVOCATE STAFF SOUTH HURON — Neighbours of a 28 -unit condominium subdivi- sion planned beside the Oakwood Inn golf course were updated on the project's progress Monday night. At an information meeting at St. John's Anglican Church north of Grand Bend, planner Claire Dodds and John Mathews of Spruce Crossings Development of London outlined the project and invited questions and input from the public. About 20 people attended the meeting. The subdivision, dubbed Oakwood Links, calls for 28 one -storey luxury condominiums on a 4.4 acre site just north of the 17th hole of the Oakwood golf course on the west side of Highway 21. Mathews said 12 of the units have been sold already. Units are 1,465 square feet with nine foot ceilings and double garages. Putting a snag in the project is a right of way issue, which is being negotiated now. Part of the subdivision sits on Philip Street, an unopened, unpaved road allowance that runs north of the 17th hole of the golf course. The right of way was used by Oakwood Park residents for road access to Highway 21 as late as the 1950s, but hasn't been used for vehicles since then. If the right of way issue isn't settled and can't be built on, the project will still go for- ward, but will only include 23 con- dos. Oakwood Links also needs site plan approval from South Huron, which will look at things such as access, water and sew- ers, storm water manage- ment and zon- ing. The A u s a b l e Bayfield Conservation Authority and the Ministry of Transportation will also be involved. Huron County is the approv- ing body for the plan of condominium. Approvals can't be grant- ed until the right of way issue is settled one way or another. The project has been a lengthy one, with South Huron council passing an official plan amendment and a rezoning bylaw in 2003 to change the land use designation of the property from recre- ational commercial to village residential, medium density and open space. In 2004, there were severance changes to accommodate storm water from the site. There was also an appeal to the Ontario Municipal Board that was eventually settled. "We're at the stage now where we're ready to go," Mathews said Monday night, adding that he wants to start con- struction as soon as possible. On the right of way issue, he said he hopes there's a settle - m e n t soon. If not, he will go ahead with the 23 unit plan. "We're not going to wait too long for it," he said. There is concern from Oakwood Park residents who don't want residents of the new subdivision crossing their private property to get to the beach. Mathews and Dodds assured resi- dents there is no pro- posal for access to the beach in the new subdi- vision. Mathews, who has been building homes since 1985, said Oakwood Links is his sixth development of this kind. "We're pretty flexible that way," he says, adding soundproofing and fireproofing are added between units. Dodds said Monday night's meeting was probably the last opportunity for public input and it's likely the project will proceed. She said there is no appeal process for the site plan, but there is for the plan of condo- minium, although by the time that happens, the condos will be built.
