Shaw gets
roasted

Expansion coming
for Co-op Gas Bar

SOUTH HURON — Council has given
the approval needed for the Hensall
District Co-op to make expansions and
improvements to its Main Street gas
bar.
Changes will include the addition of a
self serve gas bar island; the movement
of the propane facility to the southwest
line of the property; a
650 square foot building
containing two public
washrooms, an office and
vending machines;
improved lighting;
improved entranceways
to deal with traffic con-
gestion; and the move-
ment of the Hensall Co-op
sign closer to Main Street
on municipal property.
Bob Rowe of the Co-op attended South
Huron council's May 16 meeting and,
along with building and development
manager Bob Pattison, went over
details of the plan.
Council approved the site plan and
will allow the gas bar to move its sign
closer to the road on municipal proper-
ty, something that goes against munici-
pal policy. However, council agreed to
the change because the Co-op's proper-
ty line is much deeper than other prop-
erty lines on Main Street and was
expropriated by the municipality years
ago to allow for the widening of Main
Street. Also, moving the sign will help
with traffic flow in the gas bar.
As part of the agreement, the Co-op
must remove the sign at its own
expense upon the municipality's
request.
In making improvements to the gas
bar, Rowe said one of the considera-
tions is improving traffic flow. He said
400-500 vehicles enter the property
everyday and, with Main Street becom-
ing more congested, the Co-op will
widen its south entrance and close the
existing north entrance and replace it
with an entrance farther to the north.
Rowe said doing this will avoid those
occasions when the gas bar becomes so
busy customers are lined up on Main
Street.
After the upgrades, the gas bar will
have two gas pump islands — the exist-
ing full serve island and the new self
serve island. Rowe said the latter
pumps could eventually be open 24
hours a day.
"I think this is a great looking facility
for the town of Exeter," he added.
Other council notes:
Building report
Pattison presented his monthly build-
ing report for April, which
saw 11 building permits
issued worth $1.46 million,
with the municipality collect-
ing $10,137 in permit fees.
As of the end of April 2005,
the municipality had issued
32 building permits worth
$3.87 million, with permit
fees of $27,070.44, more than
double the figures at the same
time last year.
Pattison said the reconstruc-
tion of the Oakwood Inn club house is
proceeding well.
Pattison also received some compli-
ments from council during his presenta-
tion. Both Mayor Rob Morley and Coun.
George Robertson gave kudos to
Pattison for doing a good job.
Another sign variance
Grand Cove estates was granted a sign
variance to allow it to erect two ground
signs along Highway 21. A variance was
needed since the municipality's sign
bylaw only allows for one ground sign
per property frontage at a maximum
size of 64.59 square feet. The two
Grand Cove signs would total 96 square
feet.
Pattison recommended the sign vari-
ance, adding Grand Cove was at a dis-
advantage in promoting itself because it
is surrounded by large commercial
businesses on both sides of it. He said
the new signs look good and will
enhance the property.
New taxi bylaw
A public meeting will be held at coun-
cil's next meeting June 6 to discuss a
new taxi licensing bylaw. The munici-
pality's existing bylaw expires at the
end of this year. The new bylaw will be
more extensive and detailed.
The public meeting allows taxi opera-
tors the chance to offer input on what is
included in the new bylaw.
