It is unusual for an apart-
ment complex to be fully rented
before the first tenants move in
but that just might happen at
Maple Woods Apartments for
senior citizens now nearing
completion in Zurich.
The 24 -unit apartment build-
ing, actually located , in Hay
Township just west of Zurich,
across from the Blue Water
Rest Home, is being constructed
by Van Bussell Brothers of Lucan
at a contract price of $425,000.
It is expected that one wing,
containing 12 apartments, will
be ready for occupancy June 1.
Maple Woods Apartments is
a project of the board of dire-
ctors of the Blue Water Rest
Horne and will be operated and
maintained by the Blue Water
Rest Horne. The idea for the
apartments originated about
three or four years ago when
expansion at the rest home was
being considered. The concept
of providing accommodation
suitable for the elderly but re-
taining the independence of
each tenant was considered.
The idea was presented to the
Ontario Housing Corporation
and was approved for funding.
A small portion of the overall

cost was : provided by OHC
in the form of a grant but the
remainder must be paid through
the operation. As well, mainte-
• nance costs will be taken care
of by the monthly rents.
Each apartment contains a
kitchen, living room, one bed-
room and a full four piece bath-
room. Each will have a sliding
glass door onto a patio area
with attractive dividers between
the patio areas for privacy.
Blue Water Rest Horne admini-
strator Joe Risi is enthused about
the project and feels it will serve
a real need for the community.
Twelve of the 24 have already
been rented and two more are
spoken for. Mr. Risi said one of
the aspects of the apartments
which pleased him was the
installation of smoke detectors
in each unit. A simple demons-
tration of the detector, by holding
a burning cigarette a few inches
from the smoke detector, sounded
an alarm loud enough to be heard
throughout the building. The
detector alarm shuts off automati-
cally once the smoke ceases to
enter the device.
"We are also quite pleased
with the large recreation room,"

said Mr. Risi, pointing to the
large 24 foot by 23 foot room
arranged in a unique design.
Brick is used extensively on the
walls of the recreation room and
it will provide an ideal meeting
place for residents of the apart-
ments or for some outside groups
which would like to meet there.
The room can be shut off from
the remainder of the apartment
complex to avoid noice reaching
the _ individual apartments and
separate washrooms are avail-
able for the use of those at the
recreation room.
Mr. Risi said rent for the one -
bedroom apartments will be
$161.00 per month and this will
include all extra costs except
telephone. The only other cost
which could be incurred by the
residents would be for air con-
ditioning. Ducts have been con-
structed into the walls for the
installation of air conditioning
units which would be owned by
the residents,if desired.

cost. Television reception at the
apartments is expected to be
excellent as a Targe tower with
three antennae has been con-
structed. Once the apartments
are occupied Mr. Risi said a
schedule of transportation to and
from the village of Zurich would
be set up for the convenience of
the apartment dwellers. Those
who wish to may have their own
automobiles and a large parking
area will be provided. Mainten-
ance of the building, both inside
and out, will be the responsi-
bility of the Blue Water Rest
Horne. The residents are respon-
sible only for their own apart-
ments.
Explaining the operation of the
Blue Water Rest Horne, Mr.
Risi said the nursing care faci-
lities and the new apartments
are the responsibility of the board
of directors. Nine members of
the board are appointed by
various community organiza-
tions such as the churFles and
service clubs while three mem-
bers are elected from the floor at
the board's annual meeting.

' Any member of the corporation
is eligible for election to the
board. There are about 160
members of the corporation.
Each is required to make a
$100 contribution to the corpora-
tion upon joining.
The group was incorporated
in 1965 and the nursing home
was opened in November of 1966.
Mr. Risi was hired as admini-
strator in January 1970. The
home has a 65 bed capacity and
operates at about 98 percent
occupancy. Mr. Risi said that if
hospital days of the residents
were included the home would
operate at almost 100 percent.
Initially many residents of
the Blue Water Nursing Hone
were from out of the area but
recently more and more residents
are local people. Mr. Risi said
this was a big advantage for the
patient as it is easier for family
and friends to visit. Most of the
apartments,he pointed out,
have been rented to people from
this area.
