Li :a , 4: • , • . , . --- STAR THURSDAY, JUNE 9, 1977 SECOND SECTION The Goderich housing action committee met with Ontario Housing Corporation architect Miro Nestor, . last Thursday evening to -discuss seven feasibility studies of three sites for the town's senior citizen housing development— ' The committee picked a 48 - unit, two-storey design on, West and -Waterloo streets from the feasibility studies as the cheapest project to build within their core' area preference. Nestor told the committee that this design would result • in a standard L shaped • project Which would provide adequate parking space. He said he was "quite positive" °that it would not interfere with any by-laws. He also said that the two- storey designs were the easiest and ,most economical approves L7 plan for apartments to build since they do not require elevators. While a multi-storey project would resemble apartment buildings, Nestor said, a two-storey project would look more residential', "like a row df town hoines." "If itlooked more like their previous homes, it would not be such a drastic change for senior Citizens • to move there," he said. "Architecturally," said Nestor, "all these studies are acceptable to OHC and will definitely pass CMHC standards." He said it was not a question of design but rather economics. OHC has been pushing for a site on Bennett Street for the development because of its lower cost advantages. "OHC is not interested in how, you use land but rather the unit cost," said Nestor. • , . Roman Dzus, chairman of the housing action com- mittee, has estimated that the project could cost as much as $200,000. The committee is hoping OHC will pay $144,000 of that cost. That would work out to $3,000 per unit. At the last housing action com- mittee meeting, OHC representative Sidney Kaye said OHC would not likely consider paying more than $1,500 per unit. , On Thursday evening, Nestor told the committee that $1,700 to $1,800 per unit would be a safe estimate for the Goderich area to expect from OHC, Dzus stressed the fact that the committee was not only considering dollar cost but also social benefits. "Our primary objective is to meet the needs of senior citizens,",he said. The committee agreed that it was worth having a core area site knowing, it v:•ould cost more. - Committee member, Gerry Ginn, said; "It's something we'll only build once. As far • as I'm concerned it's worth a lot more in the right place than in the wrong place." LETTER TO REVIEW NEEDS The committee passed a motion to submit a letter to OHC stating that they must, receive the maximum assistance of $3,000 per unit and their reaonS why. "The -next major hurdle we have to surmount is coming to an agreement on the cost- sharing of land price," said Dzus. "Once we come to a cost-sharing agreement with OHC we can get started." Nestor warned that if delayed another month, construction could not start before winter. • "The more we. delay, the more costly it will be to build due to a one per cent infh.. on in construction,- he said, The committee, which has been, working on the senior citizen housing project for over two years now_ had hoped to break ground by June I.
