Planning Board sets conditions forideveloper Gravco Investments Limited may he able to build a retail convenience store on the corner of Bennett Street and Bayfield Road if it meets certain conditions and if oderjch Town Council ac- cepts the recommendations set down by the Goderich Area Planning Board on Tuesday evening. The Planning Board is recommending to Town Council that the official plan he amended from residential to commercial use for the area in question. Any development on the property will he subject to a submitted site plan, elevation plan and perspective drawings. The developer would have to maintain trees along the rear lot line of the property. A 12 foot loading area would also have to be maintained. The developer would be exempt from the usual 20 foot loading area required. The parking and loading areas would both. have to he paved according to the specifications ,of the town engineer. The Planning Board recommended that a 16.5 foot road widening dedication along the Bennett Street property line be granted to the Town of Goderich free of cost.Z6I'he town must also he allowed a ' 17 foot servicc easement along Bayfield Road. The Planning Board also decided to recommend that Gravco receive a letter from ,. Bert Squire, owner of Squire Gifts situated beside the property in question, stating his acceptance of a zero in- terior side lot line and granting a maintenance easement. Acceptance of a zero interior side lot line would mean that the new building could run right along the property line rather than requiring a buffer zone in between the two properties. Users of the property would he resRonsible for all on site • services such as snow removal. Should Gravco Investment Ltd. sell the property, the new owners would be subject to the same recommendations made by the Planning Board if accepted by Town Council. Businegsmen agree to historic research• The Goderich Shoppers Square Association voted unanimously to work with a Square Architectural Heritage Conservation plan to be prepared by architect Nick Hill. Hill who is preparing a plan in co-operation with the Goderich Architectural Heritage Conservancy Committee and the Ontario Heritage Foundation. said that attempts at such a plan were fruitless unless it was supported and authorized by the business and professional men in the Square area. The plan will contain a researched history of the area and buildings,)identify specific buildings to be retained, identify areas for possible re -development and parking and establish a plan for the future of the area. Hill noted that several other area municipalities have also engaged in such revamping schemes. "Other rural municipalities such as Exeter and Zurich are involved in similar revamping schemes.- Hill said, "It's challenging. When we ha e 0 plan we can then forge ahead with design and developmental strategy for the Square.' hili pointed out that developmental strategy for the Square area is vital to retain the atmosphere since it is recognized as the most important area of town and is alsTrec gnized as 0 valuable exairr e of town planning. • The Ontario Heritage Plan was passed in 075 and Hill approached the Ministry of Culture and Recreation about the Square development scheme. Goderich was the first group to make use of the legislation. The plan will essentially establish building guidelines in the Square area as defined in the plan, designate future plans and improvement schemes and will also require NDP stresses agriculture Huron -Bruce New Democratic Party candidate Dave Zyluk said Sunday more emphasis must be put on developing agricultural and tourist related industries in the area or it will face an uncertain economic future. Speaking at a garden supper attended by about 60 NDP supporters at his home in Kincardine, Mr. Zyluk said that long term planning is needed for the area to provide jobs when employment at the Bruce Nuclear Power Development decreases. ..The greenhouse project announced recently for the area is "just a promise", he said, not definite. Even if it does go ahead pay for workers will probably be close to the minimum wage. . "Now relate that back to Lummus, 1' he said referring to wages paid by the major contractor at BNPD. Mr. Zyluk said that during a radia debate in Owen Sound, Progressive Con- servative Candidate Sam McGregor 'admitted- that he "hoped" canning ,plants would move to the area but there is no assurance of this. He said PC leader William Davis has been making promises people want to hear while NDP leader Stephen Lewis has been making some promises that are unpopula "But at least we know where he (Lewis) stands,"_ Mr. Zyluk said. -- Mr. Zyluk said he also takes exception to Mr. MacGregor's statement that unless Huron -Bruce is represented by a Progressive Conservative the riding won't get the action and un- derstanding it deserves..
