Once they were abandoned, windows were broken, paint was peeling, and they became anything but attractive. But things are looking up for the former air force base' now. Nine blocks are presently being renovated by Sente Enterprises Inc. of St. Catharines and Wycom Mechanical Contractors Ltd. of Concord. When completed, there will be 50 town houses in what has been named Green- fields along with four play areas for children.. John Hozack Jr. is looking after the pro- ject for Sente Enterprises and says the com- panies did not just jump into the project. "We did some research on the availability of rental units in the area before we started. What we found was that this would be an ideal place - the buildings were already here;" he said: _._ The research has proven accurate so far, as 25 of the 50 available units are already rented even though the entire project is not scheduled for completion until November. "We're swamped. I have some leases in place two weeks before the unit (the people want) is completed," said Mr. Hozack. "We've advertised in the local papers and the London Free Press and are getting four or five calls per day. We even have people renting from London who are commuting." Approximately two years" ago, another company atte"rnpted to do what Mr. Hozack's cohorts are doing now and went bankrupt. The figure Mt. Hozack puts on the construction work at Greenfields is over $1.5 -million. "Weyye spent $175,000 on windows and ex- terior' doors. The previous doors had snow corning in the bottom of there," said Mr. Hozack. Most of the buildings have been gutted and the electrical and plumbing work has been replaced. In some units, trim has been painted'while it has been replaced in others. The Greenfields' pamphlets boost three bedrooms, spacious 1,200 square foot units, new fridge and stove, new wall-to-wall carpeting, new kitchens, new four piece bath and all units feature basements with coldcellars. On the exterior, they are newly sided and landscaping with grass and trees has been provided. Those working on the project have also planned for four playground areas with the creative playground equipment to be put in place. The cost of landscaping alone are , ex- pected to amount to $85,000. One aspect of this project which surprises Mr: glbzack is the factTiat-l-iere has been no vandalism or theft. "This is the only job that we haven't had one single problem on," he said. Mr. Hozack says the project co-ordinators are contemplating a phase two once Green- fields is complete. "There are three buildings before Green- fields that we think could be turned into apartments, although one may be beyond repair," he said. When asked why the name Greenfields was chosen, Mr. Hozack explained that one gentleman out looking at the project stated, "You can't see anything but green fields" ( surrounding the area) and thus became the name.
