They, were im- mediately informed not to use the Kinsmen name as we had no connection to a private business or any implied liability. Hence the K Day Care Centre. In November 1985 we started negotiations to draw up a lease for a longer term. We wanted to devote our time and thoughts elsewhere. We asked for a one year lease at $750 a month. Once again we were asked to accept less rent as their attendance was not what they anticipated. We reconsidered and asked for $600 a month but the tenants would not sign a one year lease. The lease was signed for a six-month period. The first and last months rent was required as well as payment in advance on the first of the month. The last months tent was never received and payments have been sporatic. The rent included heat and hydro, clean- ing supplies, snow removal, grass cutting, full kitchen facilities - stove, fridge, freezer and equipped playground. Our operating costs for the building are in the $12,000 range (this does not include accounting for maintenance such as a new of, paved ed parking lot, or playground upgrading.) We expected rental income to cover these costs or better, but we did realize the operation would need time to establish.
