what she thinks is about
the tenth year, Mrs.
McLean is" billeting two
boys while they compete
with their team in YCW.

now it isn't necessary to give up your idea of
owning your- °WIT horrte7
The careful home shopper can still get a`good
deal, say the experts, if he knows how to approach
the market.
There are several ways to avoid the full sting of
high interest rates. New housing developments, for
example, frequently offer pre -arranged financing
at less than the current rate. Investigate these
possibilities. It could add up to real savings.
Similarly, resale homes often carry existing
mortgages which the buyer may assume. Look for
mortgages at a discount to the market rate.
Occasionally, the vendor of a resale home is
willing to hold a sizeable first mortgage. He may .
even by willing to accept a lower rate of interest.
Check this possibility and don't hesitate •to
negotiate on this point.
High interest rates may help buyers to some
extent. Since vendors may find buyers scarce, they
may be ready and willing to compromise on price.
If you can negotiate a more 'favorable price, the
saving could offset the high interest charges on the
mortgage.
Of course, you may also want to consider a more
flexible mortgage plan. A one-year term or a three-
year or five-year' open mortgage- should be con-
sidered. They are all slightly more expensive than.
the closed, five-year term, but they.will allow you
the opportunity to refinance your home Lt interest
rates drop to more acceptable levels before too long
as some people fully expect they will.
But get advice on, this before you buy. Some
experts think interest rates won't go anywhere but
up in the coming year or two.
But before you buy, make certain the home you
are considering is a good one. Use care and com-
mon sense before you use your "pen to sign an
agreement.
You should thoroughly investigate the plumbing,
the heating, the insulation and the electrical system
in any home in which you are interested. If you
aren't sure what to look for, make arrangements
for someone you trust who does know about houses,
to check through the place with you before you buy.
Flush the toilets and examine for failures. Turn
on the taps and watch for problems. Look at the
ceilings for traceiThrileaks. If there is a
fireplace, ask to light it to see if it really does work.
Pull back the drapes and' lift up the carpets to get
an idea of, the condition of the walls -and floors. Open
arid shut _the windows. Measure the depth of in-
sulation in the attic.
If it's an older home, drive a nail or two in the
basement -beams to test for rot.
Outdoors, check out the eavestroughs and
masonry for cracks; the roof for curled shingles;
the paint for chipping and peeling in strategic
positions ; the landscape for possible problems with
flooding in the spring.
If possible,- find ,out from the neighbors, from
contractors or from anyone who has knowledge of
the house, what problems there have already been
with the property.
Careful scrutinizing before you buy can cut down
on repair and reconstruction bills later.

other places stay with her
through the years.
Usually, the boys bring
her souvenirs of their
home towns. She has
many spoons and a
couple of boys even

"They have always been
so nice and so polite, but
oh, they get so sad when
they lose."
Mrs. McLean says that,
strangely enough, the
boys rarely talk hockey.
"This morning at break-
fast, the two of them went
on about murders and
snowmobiles," she
laughs.

Patti Down Grade 13
student at South Huron
District High School in
Exeter was named
Western Ontario Farm
Show Princess in London,
Tuesday night.
Patti is 18 years of age
and the oldest of four
daughters of Bob and Pat
Down, RR 1, Hensall.
After being crowned.
Tuesday night, Patti was
at the Farm Show for the
next three days in her
official capacity as
Princess in addition to
writing exams at the
local high school.
Competing in the
Princess contest were 18
other young ladies from
Western Ontario. All
were sponsored by farm
oriented organization.
Patti was sponsored by
the South Huron Junior
farmers.
Judging involved
around an impromptu
speech, tests, .esays and
interviews.
Patti Down's im-
promptu speech was on
"What changes would
you make if you were a
farm bride?"
In the prize depart-
ment, Patti received a set
of luggage and 18 car-
nations. All girls com-
peting also received a
corsage and an iden-
tification bracelet.
