Rebates due this month for tenants Ontario apartment dwellers should receive a little extra cash from their, landlords this month -- perhaps in time for Christmas, The extra cash is a benefit to 'which -virtually all vhotneowners and tenants are entitled under the Ontario government's two-year-old property tax reduction • system. The system was established by the province last year as a means of easing the burden of municipal and school taxes. In effect, the province pays part of the property taxes on `each eligible house and apartment. Under provincial law, apartment landlords or their agents must pass on the tax reduction to tenants on or before December 31, 1969. (Homeowners should have already received their reductions). The system works this way: The landlord receives the reduction from his municipality and is required to pass on the full amount of the reduction on or before December 31 to those tenants who Piave occupied their premises throughout 1969. Tenants who have moved in or out of apartments during the year receive only proportionate amounts. A tenant who moved into an apartment during the year and is still occupying . the premises should receive onetwelfth of the EXPERIENCED DECOI•ATORS a Exterior And Interior Painting & Wallpapering " Let us do w your interior decorating and wallpapering before the festive season arrives. This,. reduction should be paid by the: landlord on or before December%1. A tenant who moved out during the year should receive a similarly propojtionate amount within, 30 days of the date he terminated his tenancy or on December 31st, whichever is earlier. Municipal Affairs . minister Darcy . McKeough, whose department administers the tax reduction • system, said today , that the bulk of the inquiries being received is coming from tenants who moved earlier in the year and have not yet received their payments. "We suggest that a tenant who has moved during the year and has not received his entitlement should contact his former landlord immediately to be sure the landlord knows where to send the reduction." Mr. McKeough said that tenants who moved out over 30 days ago and have not receh ed their 1969 entitlement after advising their landlord of their new address should contact the Subsidies Branch of the Department. of Municipal Affairs for assistance at 801 Bay Street, or telephone Toronto 363-7501. Mr. McKeough said landlords cannot withhold the tax reduction from a tenant to compensate for real or .alleged damages or losses. However, if a tenant is in arrears on his rent, the,. tax reductipn may be deducted from the arrears, he added. Generally tenants of . separately assessed .xesideutial properties, such.as duplexes and apartment buildings, are eligible for the tax reduction, but tenants in flats and basement apartments in houses may not qualify. Roomers, for example, are not eligible.
