Keep renovations simple
TORONTO - Canadian home
renovators who choose simple ren-
ovations to refresh the appearance
of their home are making the smart-
est choice in terms of maintaining
value in their investment in today's
real estate market, say members of
the Appraisal Institute of Canada.
The results of the 1996 Renova-
tions and Home Value Survey
show that improving the kitchen
and bathroom of a house and doing
other simple projects such as paint-
ing the interior and exterior assist
in maintaining home value. The top
ten projects listed by the appraisers
in the survey results as having the
highest potential to return or "pay
back" value were: kitchen renova-
tion; bathroom renovation; interior
painting; exterior painting; main -
floor family room addition; fin-
ished basement; new heating sys-
tem; landscaping; addition of ener-
gy-efficient features; and addition
of a separate living unit to accom-
modate fancily members or gener-
ate rental income.
"The best advice is to renovate to
maintain competitiveness in to-
day's market," says Allan Beatty,
AACI, President of the Appraisal
Institute of Canada. "Our members
say that renovation should be of
good quality, be appropriate to the
neighborhood, and be done for a
reasonable cost. In other words,
keep the house looking fresh and
attractive - but don't add a lot of
personal custom features."
The Appraisal Institute of Canada
is the national professional associa-
tion for real estate appraisers in
Canada. Appraisers with the AACI
and CRA designations are called on
by business, lenders, government
and judicial tribunals to provide in-
formed opinions on the value of
real property.
