Proper planning key for new home builder
Almost one-third of the na-
tion's home buyers purchase new
hones. The advantages of doing
so arc numerous: New homes are
modern, and will need, few, if
any, repairs in the near future.
And new construction allows
home buyers to pick colors, cab-
inet styles, carpets and other fin-
ishing touches and make changes
that will enhance their enjoy-
ment of the home once it is
completed.
Proper planning the key
If you've decided on having a
home built for you, the key to
smooth construction is proper
planning, according to the Ccr-
tainTecd Home Institute. Keep
in mind these tips.
• _ * Pick colors, carpeting and
cabinets right- away. They take
six to 10 weeks to order.
* Consider an intercom or the
wiring for it. It allows you to
listen in on children's bedrooms.
* Discuss hooking up different
smoke detectors so that, if one
goes off in the basement, the

go off. Think about tying these
in with a security system.
* Carefully consider wiring.
The appropriate decisions will
enable you to hook up stereo
speakers, or cable television,
outside, in a den, basement, etc.
* Think about lighting. Hav-
ing electrical wiring in ceilings
ana walls, where you want it be-
fore you move in, is not only
more convenient, but more eco-
nomical.
* Make sure your attic is be-
ing properly insulated to at least
an R-38. R -value is the measure
of an insulation's effectiveness,
the higher the R -value the great-
er the insulating power.
Suggest fiber glass insulation
such as that produced by Certain -
Teed Corporation; it's highly
therinally efficient, un-
combustible and non -corrosive
to pies and wires.
* Consider where additional
electrical outlets would be help-

* Double-check that the build-
er is having insulation installed
in the basement. It is often ne-
glected above the masonry walls
between the floor joists.
* Check where the builder
plans on installing a doorbell. If
you want on at both the front
and back doors, you should pick
out a chime that sounds different
