PUBLIC MEETING CONCERNING A PROPOSED
OFFICIAL PLAN AMENDMENT AFFECTING THE
TOWNSHIP OF STANLEY
TAKE NOTICE that the Council of the Corporation of the County of Huron will hold a public meeting
on Tuesday, November 5, 1985 at 8:00 p.m. at the Stanley Township Community Centre Com-
plex (1 kilometre west of Varna on the north side of County Road No. 3), to consider a proposed
Official Plan Amendment under Section 17 of the Planning Act.
A. The proposed Official Plan Amendment would provide policies for the following:
1. Site Plan Control - Agricultural Commercial/Industrial, Natural Environment, Urban, Extrac-
tive Resourses, Recreational and Institutional land uses are proposed to have a policy state-
ment which would enable Council to pass a by-law designating an area as a site plan control
area where required. Site plan control can regulate such issues as access, storage areas,
buffering, and planting strips.
2. Natural Environment - The addition of a policy section is proposed for the rezoning of non -
sensitive Natural Environment to allow for certain types of buildings. The policy will allow
applications for rezoning to a special Natural Environment Zone for an accessory residence
to o farm operation, accessory residences to an agricultural commercial operation, expan-
sion of existing farm buildings accessory to agriculture or forestry, institutional buildings
or structures related to the protection/maintenance of the Natural Environment, a single family
residence on an existing lot and a recreational residence on an existing lot along the
Lakeshore. These rezonings would only occur subject to Council's review of the situation.
3. Section 3.5.c.1.c.v. - re: Mobile homes in Brucefield, Kippen and Varna. The proposed official
plan amendment changes the section to read as follows: "-mobile homes will be required
to locate in mobile home parks."
4. Section 3.5.c.2.c.iv - re: Mobile homes in Lot 36, Conc. 1. The proposed official plan amend-
ment changes the Section to read as follows: "-mobile homes will be required to locate in
mobile home parks."
5. Section 3.10.d.v. - Rural Residential - Density provision - The proposed official plan amend-
ment changes the density provision from 1:1.5 to 1:1. That is, there is a maximum develop-
ment density of 1 residential unit per 1' gross acre of area to be developed.
B. The proposed Official Plan Amendment amends Schedule '8', Land Use Plan map by the addi-
tion of the following:
,1. The designation of "Extractive Resources" areas, as follows:
Lot 14, Conc. 5
Pt. Lot 2, Bayfield Rd., N. Conc.
Pt. Lot 1 8 2, Bayfield Rd., N. Conc.
as shown on the attached map.
2. The designation of existing woodlots and natural environment areas as "Natural Environ-
ment". These areas are shown on the attached map. The areas are similar to the NEI zone
areas on the recently circulated zoning by-law.
The purpose of the amendments is to bring the plan into conformity with the recently circulated
zoning by/law.
Any person may attend.the public meeting and/or make written or verbal representation either
in support of or in opposition to the proposed Official Plan Amendment.
ADDITONAL INFORMATION, including detailed maps, relating to the proposed Official Plan
Amendment is available for inspection at the Township Clerk's Office (Stanley Township Com-
munity Centre Complex) (482-7907) and the Huron County Planning and Development Depart-
