held February 17 at the home
of Pat Down. Leaders are

The meeting was opened
with the 4-H pledge and the
election of officers as
follows: president, Cindy
Down; vice-president,
Nancy Jane Jeffery,
secretary -rotating, treas-
urer, Barb Down; press
reporter, Helen Dougall.
Pat Down went over the

members and decided which

horse races. veru little was
seen Of the countryside to
and from The Klaths farm
in Saskatchewan so are un-
+,able to travel when Ontario
looks its hest.

Tuesday evening. Despite
the dense fog that surround-
ed the area. there were eight
tables in play.

Should I buy more land?
You've heard it said,
"They're not making any
more of the stuff." There's
also the non-resident
ownership question and the
fact the Germans are buying
it up.
Does this frusttiate you?
Maybe it does. buNhould it
to the point that you feel you
must go out and buy more
land, either for the sake of
buying before someone else
does or for the sake of ow-
ning more land''
At current land values in
Huron. which run from $1,-
000 to $3.000 per acre, depen-
ding on location,
topography. soil type and
drainage it becomes very
difficult to finance new
purchases.
Even if financing was
available. can you really
substantiate the new
purchase? Currectly, F.C.C.
interest is 12 and xr per cent
and payments over 29 years
would be $131.55 per annum
per $1.000 borrowed.
A 1981 corn budget shows a
break even of about $2:56 per
bushel with no land cost in-
cluded. A 95 bushel crop at
$4.00 per bushel would
return $380.00 gross and a
net of $136.80 per acre.
Land costing $2,000 per acre
would require annual
payments of $263.10 for 29
years to retire. Ridiculous
possibly. but it isn't that cut
and dried. A lot of factors
would enter in on the deci-

A few guidelines may help
you make your decision:
(1) Buy one acre for every
two acres now free of debt.
(2) Have a good
asset/liability ratio. Good
ratios are: For current
assets: current liabilities -
1 yz - 2 : 1 For fixed assets:
fixed liabilities - 11.4 :1
Simply. it means you
should own 11/2 to 2 time the
dollars in livestock, feed and
supplies as you owe against
them for the current situa-
tion. With fixed assets such
as land and buildings, own
11,4 times the value for every
dollar owed against them.
Beginning farmers might
be better to buy productive
assets first, such as
livestock. Buying good used
equipment would also be
wise. The beginner should
also try to remain solvent.

Established farmers may
be advised to buy new equip-
ment if they are in a taxable
position.
Some Questions to Ask
Before Buying More Land?
(1) Does the new purchase
fit with existing operation?
(2) Will current equipment
be adequate?
(3) Is labour available and
adequate?
(4) Do you have a good track
record on crops and
livestock?
(5) Are you currently using
management tools such' as
soil and feed testing and a
good bookkeeping system?
(6) Have you or can you
diversify?
(7) Do you have off -farm in-
come?
(8) Could you rent the
property for a few years
with an option to purchase?
(9) Have you seriously look-

ed at your credit situation?
(10) Look at net farm ear-
nings. Will it handle the ex-
tra debt load and have the
capacity to retire the debt?
(11) is it what you and your
family really want?
Over the years, land has
been a good buy, with excep-
tion of course. The 1929-30
crash hurt land values and
everything else. Prices
recovered and have es-
calated since. We also need
to bear in mind the almighty
dollar sure doesn't buy what
it used to.
These few thoughts may or
may not help you make that
all important decision of
buying or not buying more
land. Remember, bigness
isn't necessarily goodness.
