"People are pretty sharp,"
says Goderich mayor

local authorities, aren't taking
any chances -- warning resi-
dents to be wary.
"People are pretty sharp up
in Goderich and we've been
on the local radio indicating
that if you got a deal that
sounds too good to be true, it
isn't true," Shewfelt said.
Residents, he said, have
been advised to talk to their
insurance brokers, even their
lawyers, before entering any
deals.
"We know it happens. We
know it happens wherever
there is something going on
and it's too bad. But it's some-
thing you live with," he said.
Amid all the town's downed
trees, damaged buildings and
destroyed vehicles, there's no
shortage of cleanup and
repair work to be done.
The consumer ministry is
offering tips to residents to
stay on the right side of any
work they have done, includ-
ing getting a written estimate
and checking out references.
Shewfelt said the warning
is a good one.
"1 think 1ve know human
nature. Ninety-five or 98% of
the people are pretty straight
forward and honest, but if
you're not Careful you can get
into a mess.
"1 hope the citizens take
heed of that."
And, he added, now that so
many good, reliable, local
contractors are getting busy,
people may have to get help
from farther afield -- raising
the spectre of ripoffs.
"1'111 concerned that they
really be cautious as they go
forward because we know it
could happen."
Tips from the province:
AVOIDING RIP-OFFS
• Get a written estimate,
• Ask for, and verify, references.
• Make sure all work Is detailed in the contract, including
the total costs and start and completion dam.
• Don't sign a contract unless you completely understand it.
• Make no more than a 10% deposit.

Council have decided to defer the
increase of fees for builders until it is
discussed at a meeting this month.
During the 2011 budget delibera-
tions, Lambton Shores staff recom-
mended amendments to the fees
for building and planning applica-
tions to move closer to full cost recov-
ery for the business units. That 50 per
cent of the proposed fee increase for
building
permits he enacted this month and
the balance enacted in September of
2012.
And that 50 per cent of the pro-
posed fee increase for planning appli-
cation fees he enacted in this month
and the balance enacted in Septem-
ber of 2012.
Lambton Shores clerk Carol McKen-
zie says as detailed in early reports,
the number of both building and
planning applications are down this
year, both due to the sluggish econ-
omy and the poor weather in the first
half of the year. "Building permit
applications are starting to increase,
as is the interest in larger develop-
ments" she reported to council,
Prior to enacting increases in both
the building and planning applica-
tions, it is recommended that a full
review of the status of the statistics be
undertaken, and included for review
during the discussion on the
increases, It is anticipated that the
report would be ready at this week's
meeting and therefore, would ask that
the decision be deferred until that
time.
Council agreed the increase in the
fees for planning applications
and building permit fees, originally
directed for September 1, 2011 be
deferred for discussion at a Septem-
ber Council meeting.
