First phase to roll out at Newport Landing

The creators of Grand
Cove Estates are now roll-
ing out the first phase of
their long-awaited 49 -acre
development Just south of
Grand Bend.
Developer Dave Rice,
of Rice Development
Corp., and planner Roger
Howard met with area
real-estate agents July 6,
for an open house
designed to drum up sup-
port and interest for a
26 -unit bungalow town -
home community that
will be located nearby the
village's medical centre.
"We're just starting to
market it," reports Rice,
noting visiting real estate
agents were treated to a
computer-generated
video that highlights
exactly how each unit will
look.
In essence, purchasers
for each of the single -sto-
rey town homes will have
their choice of one of four
floor plans, all of which
include a partially fin-
ished basement, great
room, two bedrooms, the
master with an en -suite
bathroom, a state-of-the-
art kitchen, laundry room,
and a two -vehicle garage.
The units, with a start-
ing cost of $253,900 and
square footage ranging
from 1,192 to 1,250, will
feature condo fees of
about $269 per month for
maintenance of the devel-
opment that will also
include a parkette, gazebo
and barbecue area.
While the ground-
breaking ceremony for
the development is
expected to begin in the
fall or in the spring of
2012, Rice reports feed-
back for the plan has been
overwhelmingly positive
thus far.
In essence, he says,
there are a number of

Eventually, notes Rice, the
whole development is set to
include three commercial areas
as well as 106 detached homes,
an apartment complex and sen-

Once completed, says Rice, the
entire development is expected
to house more than 500 people.
