Subdivision prepares for model home

Lot #15 is ready to go.
That is the good news being
delivered by developer Stan
Franjkovic with regard to the
Pinery Bluffs Subdivision,
which has been five years in
the making.
"We're ready to build. We're
just waiting for winter to go
away," says Franjkovic, noting
constntction is set to begin on
a one -level model home fea-
turing three bedrooms, three
baths and a two -vehicle garage
replete with a loft on top on
Lot #15,
What will set this subdivi-
sion apart from other develop-
ments, says Franjkovic, is its
uniqueness in that it is entirety
designed with a nod to nature.
Me developer is offering up
fully serviced 300 to 500 -foot
deep lots, which include hook
ups for high-speed fibre optics
and natural gas, for anywhere
from $100,000 to $160,000 on
the rolling and wooded sites.
The houses, which can range
anywhere from 1,600 square
feet to 2,300 square feet in size,
can either be constructed by a
builder the lot purchaser
chooses or by one of Pinery
Bluff's chosen construction
companies.
"We want every house to be
different; says Franjkovic, not-
ing the value of homes will
likely range from $450,000 to
$600,000.
Still, says Franjkovic, "The
main draw is the Pinery Park."

that Dr. Black leaves behind.

would have wanted it that way.
that houses are no higher than one storey
and that brick or stone fronts be used.
The key point, notes Franjkovic, is to
create an environment that is not chock-
full of cookie -cutter monster homes.
Rather, says Franjkovice, the design style
is a blend between a cottage and a full-
scale home with open concept designs,
and state -of -the art kitchens, replete with
granite countertops.
"It's going to be very appealing," says
Franjkovic. "We already have a lot of
interest."
Given the parkland is managed by the
Ausable Bayfield Conservation Authority,
Franjkovic says his development will be
designed to preserve the area's natural
resources and native plants. According to
research, the predominant habitat type in
the area is oak woodland, which is char-
acterized by a fairly open canopy of sev-
eral species of oak trees. In addition, oak
savanna is present on the large sand dune
that extends across the subdivision. 'There
are also a vast number of ram plant spe-
cies on site including Dwarf I Iackberry, a
shrub species considered as 'threatened'
in Ontario. Other rare species include
Blazing Stars and many species associ-
ated with prairie/savannah habitats, like
Indian Grass, fragrant Sumac and Butter-
fly Milkweed.
"We want it to look like the pinery
itself," he says, noting the development's
slogan is, living in harmony with nature,
and the goal is to promote active, quiet
and peaceful lifestyles while "taking care
of Mother Nature."
Indeed, one of the key objectives in the
planning and design of the subdivision,
says Franjkovic, is environmental protec-
tion. In recognition of the area's ecologi-
cal significance and the sensitivity of the
oak woodland/savanna and sand dune

has been identified, which are areas pro-
hibited from development.
Franjkovic reports the subdivision's
first model home is scheduled to be ready
for viewing come July. Franjkovic also
plans to set up a mobile -style office,
which will open on weekends, so visitors
can learn more about Pinery Bluffs.
Franjkovic is confident potential lot

Correction
A March 16 article in The Lakeshore Advance (Blue -
water in hot water) should have stated a new sewer
system along Highway 21, will cost each homeowner
$2,000 - $2,500. That cost is for the treatment plant
only. The story also should have stated lakeshore do
not currently convey sewage to Zurich, and this will
not be a possibility in the future.
