GRAND BEND BEACH STUDY
PUBLIC INFORMATION CENTRE
The Municipality of Lambton Shores is undertaking a study to
determine what uses should be permitted on the beach. A
public consultation is being held to receive public input on
what activities and uses should be allowed on the beach,
including service club events, not for profit events, and
commercial events.
A Public Information Centre is being hold on March 24. 2011
at the Grand Bend Legion, Upper Level (20 Municipal Drive,
Grand Bend) from 4:OOpm — 7:OOpm. This open house -style
mooting ing will provide residents the opportunity to review and
commont on the draft Grand Bend Beach Study.

2011 Gravel Tender
The Municipality of Lambton Shoros is inviting
prequalified contractors to submit tenders for tho

necessary but not limited to, the supply of labour, material,
supervision and equipment necessary for the supply,
delivery and stockpile o1 approximately 18,000 tonnes of
Granular 'A' gravel at the Northville and Forest yard, and to

businesses exempt from
cash -In -lieu parking fees

if you decide to open a business in
downtown Grand Bend- you will be
exempt from cash -in -lie of parking fees.
The waiving of this zoning by-law was
enacted at the February 22 Lambton
Shores regular meeting during a delega-
tion with long-time business man Brad
Oke.
Oke, representing himself and partners of
29 Main Street requested the fee, which
In his case would be in excess of $32,000
be waived.
A cash in -lieu of parking payment is
required to be made when a site cannot
accommodate the parking necessary to
'support a proposed use in compliance
with the parking requirements of the
Zoning By-law. Oke's request was made
in advance to his seeking approval of a
minor variance to allow the restaurant to
be established on the lands without the
required on-site parking.
This issue has come to surface in past
councils with the costs not being a level
playing field within the municipality,
Grand Bend's is $1,000 per and Forest's
fee is $200 per space.
Oke is proposing to renovate the exist-
ing building at 29 Main Street. 11e is pro-
posing to remove two existing rental cot-
tages and change the use of the main
floor of the existing building which pres-
ently comprises three rental apartments.
The new proposal is to establish a cafe
bakery (restaurant) on the existing main
floor and construct two new outdoor
patios, one which will have a roof the
other which will not He is also intending
on totally renovating of the third floor
apartment. Last year Oke renovated the
retail space on lower floor of the building.
This renovation did not require any addi-
tional parking as the retail floor space
was not increased. The current proposal
presented by Oke requires that 32 addi-
tional parking spaces be provided and
would require that a $32,000.00 cash -in -
lieu of parking payment be made as a
condition of any variance approval the
Committee of Adjustment might make.
Senior Planner Patti Richardson said
there is little opportunity to introduce
parking on the site due to its small size
and location adjacent to a residential use.
The sizes of most of the properties on
Main Street West are similar to 29 Main
Street West and not conducive to the
introduction of on-site parking due to
size.

but also to stimulate economic
development in the form of private re-
investment in properties/businesses,
Coun. Doug Cook stated a Highway 21
business has had to pay twice for cash -in -
lieu and asked if this was fair. Richardson
explained there is no on street parking on
Ontario Street or Main Street Bast and the
Main Street West situation was com-
pletely different.
Council agreed to exempt cash -in -lieu
for Main Street West businesses from this
point forward but the residential fee still
applies. Mayor Weber said he would be
expecting phone calls due to this
decision,
