Huron's Habitat for Humanity asks
Central Huron for first building lot
By Susan Hundertmark
Expositor Editor
While planning a location for its first house, Huron County's
Habitat for Humanity group has asked the municipality of
Central Huron for a building lot.
"We have approached Central Huron and they've expressed
support but it's in the preliminary stages. It hasn't gone to
council yet - that's our next step," says Huron's Habitat chair
Paul Dyck.
He says Huron's Habitat group will eventually be visiting
municipal governments throughout the county and has already
received some interest from a number of Huron County service
clubs offering to provide land.
"Donated land would be the best because even if we bought
land at Tess than market value, it adds a lot to the building costs
and we'd have to do more fundraising," he says.
Habitat for Humanity is an independent, charitable, faith -
based housing program dedicated to the 'elimination of poverty
housing by building homes in partnership with families in
need. In Canada, the organization' builds simple, affordable
houses and provides interest-free mortgages to families who
would otherwise not be able to purchase their own homes.
Habitat for Humanity Canada has built more than 700 homes
and Huron's group is currently applying to join 64 affiliates
across the country.
Dyck says land donations "happen regularly with other
Habitat groups," citing donations of a $20,000-$25,000
serviced single lot in 2002 by Saugeen Shores and in 2003 by
Walkerton to the Grey -Bruce Habitat for Humanity group.
"We're not the first and only group attempting to do this,"
says Dyck.
While the location of Huron Habitat's first build hasn't been
determined yet, Dyck says the group favours a location within
one of Huron's towns since isolation and lack of transportation
are problems for low income families throughout the county.
As well, the group is targeting an area where jobs are readily
available, where the neighbourhood would be welcoming and
where the lots are serviced.
Ideally, Dyck says the local group will be able to line up four
different lots in various locations so that Habitat projects can
be scheduled for the next few years.
"We've decided to build where the lots come to us, either by
donation or under market value. These homes will provide
affordable housing for each of the municipalities where they're
located," he says.
While the group's family selection committee is currently
determining its qualification process, Dyck said it can't
advertise for families until it becomes an official affiliate of
Habitat Canada, a process he hopes will be completed in early
spring.
Families who are targeted by Habitat for Humanity have an
income below the poverty line but earn a high enough income
to support a mortgage. They usually spend 30 per cent of their
income on mortgage and must be prepared to complete up to
500 hours of "sweat equity" or volunteer labour for the group
as a down payment on the house.
"Generally, the family helps to build a house," says Dyck.
The local Habitat group holds the mortgage for the family.
With recent statistics citing one in five families in Huron
County living at or below the poverty line, Dyck says there's
"definitely a need" for Habitat homes locally. "We hope to
reach all the municipalities in Huron so that 10 years from
now, we can say we've made 12 to 18 builds throughout the
county and keep recircling," says Dyck.
