The purpose of the proposed Official Plan Amendment and Zoning By -Law amendment is to change the Minimum Distance Separation (MDS) requirements for existing lots of record and existing natural environment lots from a Type B land use to a Type A land use. The effect of this change will be to reduce the MDS from existing barns for new dwellings on existing lots of record and existing natural environment Tots. Since the passing of the Official Plan in 2003 provincial changes to the MDS formulae have increased the MDS requirements. The proposed official plan amendment and zoning by-law amendment re- turns the minimum distance separation requirements to approximately the same distance as was required at the time the Official Plan was passed and is consistent with the pro- vincial guidelines. The proposed amendments are to the Township of Ashfield-Colborne- Wawanosh Official Plan and the Ashfield-Colborne-Wawanosh Zoning By -Law 32-2008. .. •1 1
