THE CITIZEN, WEDNESDAY, MAY 8, 1996 Home & Garden '96 Injection system keeps floors at 90° Continued from page 17 breakfast coffee. Sleeping quarters, laundry facili- ties and the mechanics of the home are located on the ground floor, allowing easy access to a ground level back deck and view of the extensive yards. It is the mechanics of the home which may be one of the most interesting components of the remodel. With much of the home's structure exposed during construc- tion, Bearss was able to convert the costly electric heating system to a recently-developed injection sys- tem. Hot water runs through tubing, placed every eight inches, beneath the floor boards, keeping the floors at a very cozy 90 degrees Fahren- heit. The system is computerized to control the heat for the floors while still providing sufficient hot water for other household uses. The heat radiates upward, heating the rest of the air very efficiently and maintaining a comfortable level of 65 degrees, five feet above the floor. A warm floor temperature' is par- ticularly important in the Bearss' home as there will be no carpet, only hardwood floor and ceramic tiles, due to allergies. "Our electric bill (for both heat and hydro use) was approximately $4,000 per year. With the conver- sion to the more efficient heating system and natural gas for heating the water, the combined hydro and gas bill has dropped to $2,400 per year. Even in the most bitter cold months, the maximum bill would be $300," says Bearss. Though the cost of the heating system is somewhat prohibitive, $18,000 to $20,000, the comfort and efficiency of the system as well as the increased market value of the home, balance the cost. A modern touch which adds to the appeal of the home for the own- ers is the low maintenance exterior. "Every product on the outside is new to the market," says Bearss. "The siding is a matte finish which does not collect dirt and the win- dow trim is built in to provide bet- ter protection against drafts and leaks." Bearss and his crew have done all the work on the home them- selves, much of it completed since September 1995, when construction on the turrets began. It is hoped the outside work, including a Juliet balcony across a portion of the front, and all the landscaping, will be completed this spring, so the home will be ready for the Blyth homecoming. Other plans in the works include a rear deck off the master bedroom, with an outside spiral staircase leading to the second floor family room. Though Bearss has invested sev- eral lOs of thousands of dollars in the remodel, it has greatly in- creased the value of the home and is something which could not have been achieved if the former struc- ture had been demolished. The unique location next to Blyth Brook now falls under new guide- lines which would prohibit con- struction. Sometimes, renovating, remodel- ing and redesigning the old is the best path to attain that dream home.
