How to prevent a frozen water pipe disaster

Picture this scenario. It's a cold,
wintry day and the weather has
been relentless for the past few
days. You've just come back to
your house after a week's vacation
(hcpefully somewhere warm and
sunny!) only to discover your pipes
have frozen, burst and flooded your
house.
Your only consolation is that you
think your home insurance will pay
for the damage. That's not
necessarily so.
"If you have been away for more
than four consecutive days and you
did not make arrangements for
someone to check your home daily,
most standard home policies will
not cover the damage resulting
from frozen pipes," says Brian
Speirs, a home claims expert. "In
winter, you must ensure someone
enters the premises daily to check

Marie Burgess of Brussels passed
away on Sunday, Jan. 14, 1996 at
Huronlea Nursing Home, in her
95th year.
She was the beloved wife of the
late Samuel Burgess (1971) and
dear sister of the late William,
Garf, James, Edwin, Clair Long,
Sara Campbell and Viola Bennett.
Mrs. Burgess is survived by
many nieces and nephews.
The funeral service was held at
Betts Funeral Home, Brussels, Jan.
17.
Spring interment will take place
at Brussels Cemetery.

What to do if your pipes are
frozen
Turn your taps on slightly - as it
thaws, it will melt and begin to
drip. It's not wise to leave the taps
running if you are going away for
the day or off to work. Either
remain present or turn the water off
at the water main.
Frozen water is strong enough to
split pipes so you must act'quickly.
If you can locate which pipe is
frozen (hot water pipes freeze
before cold water pipes) then you
can try and help the thawing
process by directing the heat from a
hair dryer on the pipe for 10-15
minutes. Never use a torch to warm
up the pipes as this could result in
setting the house on fire.
Just because your pipes are
frozen does not mean that they will
burst. But it's a risk you might not
want to take so it's better to call -a

excited about the ski trip. They will

itself.
How can you prevent your pipes
from freezing?
There are usually two factors at
work when pipes freeze - a
combination of very cold weather
for a number of days and pipes that
arc installed too close to the outside
wall with little or no insulation.
While there is not much you can
do about the weather conditions,
you can insulate between pipes and
outside walls which prevents cold
air from getting to the pipes and
lessens the likelihood of freezing.
Sometimes it requires work on both
the inside and outside. For
example, if the mortar in the
brickwork has foosened or cracks
have developed, it doesn't take a
big crack for cold air to get in and
if the pipes are nearby, they can
freeze more easily.

While it's not a good idea for the
long run, you could keep both
water taps dripping when a cold
spell hits.
If the worst happens...
and your house is flooding due to
a burst pipe, what should you do?
"As a home policyholder, no
matter which insurance company
you are with, you have certain
responsibilities to minimize the
damage as much as you can," says
Mr. Speirs. "For example, shut off
the water source and try to remove
your possessions from the flooded
area. Next, call your insurance
representative that they will advise
you on how to proceed from there."
Once there is water damage,
these claims can get very expensive
and run upwards of $2,000 per
claim. Drying items out will help
minimize damage. Anything that
you can do will benefit both parties
in the long run to help keep down
the cost of insurance.
