The Rural Voice, 2003-01, Page 21Ridgetown College OUTLOOK 2003: LAND PRICES Rise in land prices seems to have taken a break The trend in farm prices seemed to be downward in 2002, Karl Douglas, a St. Marys -based farm property appraiser told the Farm Business Seminar in Stratford in November. Douglas said there had not been as many sales in 2002 in general though some areas had been quite active. He went over the area he serves township by township, giving the number of sales the price range for each area was based on. In general, however, he recorded sales in Oxford County in a range from $4,300 to $7,300, with the upper end being one 50 -acre parcel for which there was a "highly motivated buyer". More generally the range was from $4,500- $5,500 per acre. Southern Perth saw one extreme sale of $8,000 an acre for land with no improvements but more typically the price ranged from $4,200 to $5,500 over the area of the former townships of Downie, Blanchard, Fullarton, Hibbert, and South Easthope. In North Easthope, Ellice, Elma and Mornington, the prices ranged more in the $3,500 to $5,000 area with some sales as low as $3,000 and an odd sale as high as $5,300. Logan was quite active with 11 sales ranging from two at only $3,000 an acre to one at $5,300 an acre. Wallace Township was also very active with 13 sales ranging from $3,200 to $4,600. Across the border in the former Maryborough Township area of Wellington County prices ranged from' $3,000 an acre in the north to $3,500 to $4,000 in the south. In Huron County, prices in Usborne ranged from $4,000 to $4,200 while in Stephen and Hay sales ranged from $3,000 to $4,000. Tuckersmith ranged from $3,600 to $5,000 and Stanley, $3,300 to $3,800.
