He said the project has tried to follow the planning concepts of the county planning department. "There'd no end to the additional i nateriaLyou can get," said Mr. Hill, refer- ring to. the studies. When further pressed by Mr. Stecca for details of the proposed development, Mr. ill said the first phase of the project would include a 70 x 42 foot eating area were food preparation would take place. The second phase would be the accom- modation wing which would be approx- imately 44 x 60 feet. As far as cost, he said the costs would range from $30 to $70 per square foot. The dining room would serve 200 people while the two-storey accom- modation wing would have approximately 16 rooms. "It would be more of a local based enter- prise, unlike Benmiller Inns. It was never intended to have a four-star hotel..I don't think it would be feasible. It wouldn't be a million dollar project, nothing as gran- diose as that. "It could work in with the fabric of the township. It would't be a massive pro- blem," said Mr. Hill. The majority who attended the meeting objected to the 2,000 foot "buffer zone" or restricted agricultural zone which would surround the 450 acres. According to Dr. Davidson, the restricted agriculture zone is established in cases were an urban -type land usage borders on agriculture. The designation would restrict the number of farm animals and buildings on a given site. ob Hallam, a farmer with property near the proposed recreational site, said he is convinced the recreational proposal will do more harm than good as it would be in conflict with the neighboring agricultural lands, de -value farms, and be a cost burden to the township with increas- ed costs for roads and garbage pick up. "You'll be taking farmland out of agriculture which will create conflict and a whole bunch of trouble. "Personally, I t ink it going to be a coun- try club. It's going to de -value the farms and who will compensate the farmers?," said Mr. Hallam. Wilfred Tiesma, along with brother John, who operates a pig farm at RR 1 Auburn near the proposed facility, said the smell from his intensive hog operation will get complaints from the urbanites who will likely frequent the facility. "The liquid manure smells in the sum- mer and it's not going to make the site at- tractive to city people. I've had those en- vironment men down on me before and if you're going to do this, you better have a good lawyer. John Tiesma also condemned the pro- ject, saying the developers would he in for a fight if it is apporved, "Until this is spelled out in English, nobody i§ going to accept it. I have the most intensive operation around and . I have the connections to beat you," said Mr. Tiesma. Mr. Hill said it was not his intention to create friction' with the farmrmers, but believes a facility of Vs type can be an asset to the community. "It's never been our intent to create noise complaints, create problems for gar- bage pick up or de -value farms. Our philosophy is that many different uses can co -exist in a rural area," he said. Angie Brewster, who along with her hus- band Don own a three -acre property near the proposed development, said she is con- cerned with the traffic the facility might bring to the quiet, rural area. She said her, her husband and her 11 -year-old son enjoy living in the rural area and don't want to see increased traffic on the concession road. Don Brewster asked Mr. Hill for some indication of the traffic flow that may be expected in the area if the development goes ahead. He noted that the plans call for only 50 parking spots and more would like- ly be included in the future if the proposal is to be profitable. Mr. Hill said he had no indictions of how much traffic would be expected. West.Wawanosh Councillor Kathy Todd said that the township is predominantly designated as agricultural land, except for the villages of Dungannon, Auburn, St. Helens and a small area north of Lucknow. She said developing some forms of recrea- tional lands within the township should be a number one priority. "Since agriculture is in a poor state, the township should be open to something out- side of farming, something like Ben - miller," said Mrs. Todd. Bob Hallam spoke out against more recreational lands, saying the township was happy to get rid of the Wawanosh Con- servation Area because of the constant vandalism at the site. He went on to furthur condemn the recreation proposal saying the facility and its clientele aren't welcome in the area. "I have residential area right beside me and we get along fine because we're just ordinary people. "We can't have this kind of thing in the agricultural area. It's going to take doc- tors and lawyers to make this thing feasi- ble and they're the worst. I'm against re- zoning one inch . We've got to squash this Turn -to page 3 • PROD. OF ONTARIO, 8 OZ.
