THE OTHER SIDE
OF FARM FORECLOSURES
At age 20, my husband purchas-
ed 50 acres of land in Kent County.
He is now 50 years of age and has
been farming since he was a
teenager. It took management,
hard work, family sacrifice, and
determination to completely build
up a home, barns, shed, and a far-
row to finish hog operation — an
asset to the small agricultural com-
munity surrounding the acreage.
This property was sold in 1981,
to a neighbour similar in age and
farming experience as my hus-
band. We accepted a low down
payment and we were able to hold
a mortgage for this friend. So that
he could establish himself in the
hog operation, his first year was
interest free, with 11 per cent in-
terest payment and $500 per year
principal payment, for the next
four years. The payments were late
to non -existing. When problems
arose, we offered to reduce interest
payments to 8 per cent. There was
a definite lack of communication
concerning problems on payment.
When we got the property back,
there were taxes outstanding plus
the legal fees. The land was weed
infested. The barns were stripped
of all farrowing equipment, miss-
ing was the following: 6 ton feeder,
gutter cleaner, chain, 5 hp motor,
transmission and chute, bunker
silo head gate, 5 feed lot gates, 14
farrowing crates and creeps, 12
weaner decks, 4 large fans and
controls, 1 complete water
pressure system, 1 hot water tank,
and 1 set of taps leaving water to
flow freely in the house. The
waterers were cut out and removed
leaving water to fill the barn and
barn yard.
There was animal waste water
overfilling storage tanks. There
was 30 to 40 visible rats running
freely through one building and rat
holes everywhere. The bunker silo
