two sow barns. We were running
about 120 sows and some beef in the
first year. As the commodity prices
went down and interest rates went up,
we were finally required to liquidate
in 1982. Proceeds from the auction
sale of the farm equipment went to
the bank. Proceeds from the liquida-
tion of our stock went to the bank
and the Farm Credit Corporation got
proceeds from my sale of the farm.
Since then I have become successful
in real estate.
The turning point was the day we
went to see the trustees in bankrupt-
cy. After that step was taken we were
able to start out fresh.
The most difficult thing to do is to
accept having to change one's
lifestyle, but it is half the battle.
Day to day problems now seem a
lot smaller after such a major change.
One doesn't expect as much. I've
learned something about finances,
namely, "if you don't have money
you can't go broke!"

Accomplishments and break-
throughs are achieved when I get in
early enough to pull the pieces
together in order to keep the business
alive — or at least alive longer. I can
buy time for the owner that can be us-
ed to assist him with financial
management. This can effect, over
months or a few years, an orderly
scaling down or liquidation. I have
noticed that an orderly transition
usually leaves the farmer with both
more assets and more self-esteem
than would otherwise be the case.
I can help farm families in distress
by easing relationships. My third par-
ty position between owner and lender
means I get into a mediating position
and that improves dialogue. I often
think I have to be half psychologist. 1
have to be flexible enough to under-
stand personal goals, desires and
traumas and able to help families
focus on, sometimes hidden, true
goals. It seems that a discussion of
