more attractive, many farmers are
thinking about expanding their
operations. Before making the deci-
sion to increase their farm land,
however, he recommends farmers
consider a number of factors.
The Bank's Director of Agriculture
writes that in the 1970s land apprecia-
tion often accounted for a higher rate
of profit than did returns from crop
production, but that "a change took
place in 1982 when land generally
depreciated in value while the costs of
mortgage funds hit a ten-year high."
"Today," states Chamberlain,
"we suggest that farmers make buy-
ing decisions on the basis of little, if
any, anticipated inflation in the
decade ahead. Instead, they should
pay much more attention to the pro-
ductive value of the land, and should
calculate the impact on cash flow
should they expand and buy the addi-
tional land."
He further states that "using the
productive valuation approach to
land values, buyers must also con-
sider several other factors." He in-
cludes charts to illustrate the impor-
tance of such factors as expected
commodity prices, interest rates,
repayment terms and production
costs, in determining the potential
profitability of farm expansion. He
states that this potential can vary
greatly from farm to farm.

ing a discarded 5 gallon pail. Cut out
the bottom and spike the pail to the
wall at a convenient height. Tuck
loose bag over the handle and down
against the pail. By filling the pail to
the top, there will be enough grain to
allow for settling.
