EXPLANATORY NOTE
ZONING BY-LAW NO. 16-1990 OF THE
CORPORATION OF THE VILLAGE OF LUCKNOW
BEiNG ABY -LAW TO AMEND BY-LAW NO. -9-1986
• AS AMENDED, BEING THE COMPREHENSIVE ZONING BY-LAW OF
THE CORPORATION OF THE VILLAGE OF LUCKNOW
WAS PASSED UNDER SECTION 34 OF THE PLANNING ACT, 1983
The.purpose of By -Law No. 16-1990 is primarily to reduce the regulatory flood
standard for the Watershed 01 the Nine Mile River; the reduction of the flood
standard was approved by the Ministry of Natural Resources on April 3, 1987.
Certain other changes, generally of a property -specific nature; have also been
Incorporated els a result of a general up -dating of the existing Bylaw.
Generally, the effectof the By -Law is to increase the amount of land available
for development throughout the Village, subJeCt to the approval of the Maitland
Valley conservation Authority. A two -zone, fktodWay/floodhinge approach has
been lmplernented. This approach recognizes that the degree of hazard caus-
ed by flooding Is not uniform throughout the floodplain, Accordingly, the
floodplain has been divided into two distinct designations which reflect the pro-
bability of damage due to flooding; the development which may occur In each
designation varies with the risk involved. •
•
the Change* Mai affect the use of lands, buildings, and structures throughout
the Village of Lucknow; therefore, a 'key Map' has not been provided.
