The Huron Real Estate Board,
officially formed about two years
ago, recently produced its most
worthwhile effort yet: a com-
puterized, indexed catalogue of
MLS listings.
Members of the Board voted to
expand its MLS service in that
way to enable them to give the
best, most efficient service
possible to the public.
Until now, MLS listings have
beenphoto-copied and circulated
by mail, with one copy, only,
being provided to each member
MARY O'ROURKE
In San Francisco on Tuesday
December 13th, 1977, Miss Mary
O'Rourke, R.N. in her 90th year.
Daughter of the late Richard and
Catherine O'Rourke, formerly of
Mt. Carmel. Dear sister of Mrs.
Eileen Thompson of Exeter,
Basil of Brucefield, William of
Calgary. Also surviving are a
number of nieces and nephews.
Funeral mass was held at Our
Lady of Mt. Carmel Church
December 16. Rev. Father R.
Charrette officiated. Interment
in Mt. Carmel Cemetery.
JOHN HUNTER
John (Jack) Hunter. In
Westminster Hospital,. London,
late of Usborne Twp, on Friday,
December 16, 1977, in his 89th
year. Beloved uncle of Barbara
Williamson, Katheryn Yungblut
and Elizabeth Mignotte, all of
London, and Fred Hunter of
Kingston. The funeral was held
Monday at the Hopper-Hockey
Funeral Home, Exeter with Rev.
Glen Wright officiating. Inter-
ment in Exeter Cemetery.
GORDON LOVE
Gordon Y. Love of Hensall
passed away in St. Joseph's
Hospital, London on Monday,
December 12, 1977 in his 82nd
year. Husband of Hazel (Elgie)
Love and Maude (Stelk)
predeceased. One son Clarence
Love, Edison, Alberta, and one
daughter Mrs. Robert (Ellen)
Graham, Port Alberni, B.C., one
daughter predeceased. Also
surviving is one brother Hugh
Love, Huronview and Mrs.
Gertrude Moir, Hensall and four
grandchildren. Funeral service
was held from the Bonthron
Funeral Home, Hensall, Thur-
sday with Rev. Don Beck of-
ficiating. Interment in Baird's
Cemetery.

formation regarding sales, price
reductions, expired listings and
listing amendments were
provided the same way.
Each office then duplicated or
summarized the information for
its salespeople. Developiong a
membership of 15 brokerages
with a combined sales staff of 100,
the Board outgrew this error-
prone system, and had to find a
replacement.
Unlike others which have
expressed a desire to go on the
Gordon Haviland, Mississauga;
sister of George Logan, Fife,
Scotland; ,grandmother of Elliott
and Heather and five great
grandchildren. The funeral was
held Tuesday from the Turner
and ' Porter Peel Chapel,
Mississauga with Rev. Charles R.
Miller officiating. Interment in
Park Lawn Cemetery.
CHARLES PAUL
At Memorial Hospital, St.
Marys on Friday, December 16,
1977, Charles D. Paul of Kirkton,
in his 87th year. Beloved husband
of Nellie Haztewood. Dear father
of Reg, Gerald and Leon, all of
Kirkton, three grandchildren,
Lynn, Terri and David, one great-
granddaughter, Katie Paul
survive. Brother of Mrs. Harold
Bailey of Belleville. Predeceased
by four brothers, Rev. Tom of
Australia, Alfred of, St. Marys,
Arthur and Ernest, both of
Lingfield, England and a sister,
Mrs. Alice Riches of Devon,
England. The funeral was held
Sunday from the L.A. Ball
Funeral Home, St. Marys with
interment in Kirkton Anglican
Cemetery.

At South Huron District
Hospital, on Monday, December
19, 1977, Mary Lovina Benner,
RR 1 Centralia, in her 53rd year.
Beloved wife of George Edward
Benner. Dear mother of Richard
Douglas Benner of Centralia and
Edward Percy Benner of Lind-
wood. Sister of Margaret (Mrs.
Robert Roy) of Copetown and
Kenneth Woodall of Woodstock.
Friends will be received at the
Evans Funeral Home, 648
Hamilton Road, where funeral
and committal service will be
conducted on Thursday at 1.30
p,m., with Rev. Allen E. N.
Young of All Saints Anglican
Church officiating. Interment

computer system, the Huron
Board was in a unique position: it
owned no expensive copying or
printing machinery, and was
under no contract to a printer.
But, with MLS listings in-
creasing in popularity with the
public, and a desire to provide
improved, more sophisticated
service to that public, the Board
had to make a decision: buy copy
or printing machinery? engage a
printer? or try the Teelatron
Company's computer indexed
catalogue? At a meeting called to
discuss the matter, members
voted unanimously for the
Teelatron proposal.
With six weeks, the current
listings were re-typed and
identified as to type of property,
1977 sales were summarized in
the same way, the County was
divided into districts and a
suitable cover for the catalogue
was designed. The first edition
was published December 15, and
members received it with en-
thusiasm.
Bert Alexander of Goderich,
1977 President of the Board,
stressed that this is big news, not
only for real estate people, but for
the public. "Naturally," he
commented, "it's going to be
good for business; but the only
way we can have good business is
to have well-informed
salespeople to ser-e the public —
that's what everybody wants, and
should have."
Mr. Alexander, along with a
number of other area brokers,
has been a proponent of Board
formation for several years.
Two years ago, serious
organizational movements were
made, and July of 1970 brought
registration of Letters Patent
incorporating the Huron Real
Estate Board.
The Board, of course, cannot
accumulate profits for the use of
its members. Members con-
firmed the By-laws in February
of this year, and the Board has
been operating with the services
of a part-time secretary since
that date.
When applying for mem-
bership, a real estate person
agrees to abide by the Code of
Ethics and Standards of Business
Practice set by the Canadian
Real Estate Association. Mr.
Alexander explained that
membership in the Huron Board
automatically enrolls one in the
Ontario and Canadian Real
Estate Associations.
The provincial and national
organizations each sponsor a
conference every year, at which
members have the opportunity to
up-date themselves on pending or
,new legislation, motivational
theories, improved office
management procedures,
suggested consumer concepts
and advanced methods of better
serving the public.
C, R. E, A. has made various
aids available to members in an
effort to make the transition from
British to metric measurements,
required as of January 1, 1978, as
painless as possible. In addition,
various publications by the
Associations assist the members
throughout the year. The Ontario
Association supervises the
Introduction to Real Estate
course, necessary for one to pass
before being licensed to sell real
estate, as well as the other
courses leading to registration as
a broker.
MLS is probably the Board's
service most visible to the public.
A vendor may list his property
for sale with a broker in two
ways: exclusive or MLS.
Property listed exclusively is
made known to, and may be sold
only by, salespeople associated
with the listing brokerage.
Exception to this is that a sale
may be made by special
arrangement between the listing
broker and a broker who has
learned of the listing, and who
has a specific purchaser for that
specific property; the listing
broker, however, is not obliged to
agree.
When listed MLS, the property
is made known to, and may be
sold by, the Board's 15 member
brokerages with a combined
sales staff of 100; naturally, as
Board membership increases,
the combined sales staff number
will rise. Each of these sales
people receives a copy of the MLS
catalogue every two weeks, The
Board sends out bulletins in the
interval to announce any changes
in the status of the listings. The
information contained in the
bulletins is included in the next
edition of the catalogue, ren-
dering the former one out-of-
date.
A photograph of every property
is included in the book, as well as
detailed information to describe
it. Throughout the book, listings
are pictured together by district.
There are three indexes at the
front; one shows properties by
district (all street and con-
cession addresses are listed
together); one shows properties
by type (all farms, single family
dwellings, etc. are together); the
third index shows sales. Mem-.
bers find this especially helpful
when advising vendors regarding
a price at which to list, and
purchasers regarding a price at
which to submit an offer,
Compared to surrounding
counties, this area was late in
forming a real estate board.
