In (Affect, the only stringent zone now is the "EP" or en- viromental protection zoning, All the others could well be changed with formal application to council or the ()MB after the bylaw is passed. The enviromental protection zones are stringently enforced arid designated by the Ministry of Natural Resources. Although they can be changed or built within, like Point Edward, Ontario, Mrs. Monteith said the Ministry constantly monitors the building and rarely grants changes. Il is quite likely Grand Bend will apply for planning area status. The bylaw is the first step said Mrs. Monteith. She added that since Bosanquet Township and Lambkin County have planning area status, the ()MB might have told the village to link into either of these plans. However, with a policy statement and definite zoning structures, Grand Bend can show the OMB why it should be a separate area. We can .repair it no matter how little (or how great) is the damage. Romaniuk GB planning status Continued from page 1. because "residents would naturally oppose" multiple family dwellings. Mrs. ;Monteith said the plan reflects a long term outlook for Grand l3end to begin drawing more permanent residents , • many of them retired, while maintaining tourism as its base. While Grand Rend has seen an increase in permanent residents, it has been slow to offer adequate year-round community and commercial facilities. She of- fered the example of- a lack of community hall in Grand Bend, and %vent on to add that residents of the village must go to Exeter, Sea forth or elsewhere for en- tertainment, particularly in the winter months. Mrs. Monteith said Grand Bend should reduce its ratio of residential to commercial from 75 to 25 to (10 to 40, The increase of commercial zoning will allow the merchants to carry the tax burden, shifting it from the rat epayer. If Grand Bend is to increase its commercial zones, it and its permanent and seasonal residential zones, and lessen its dependence on Parkhill, Exeter and Seaforth, they will have to examine the question of an- nexation of other properties as they run out of land in their municipal boundaries. The municipality will safeguard the residents within Grand Bend however, by insuring that no services offered outside of the boundaries provide any ex- cess strain on ratepayers in Grand I3end. This will mean developers will have to provide fully serviced lots as part of the package in a home. Development within the village according to the bylaw has been appeased by a plethora of "I)" or development areas. "D" zoning is a loose designation that will allow any of the three residential designations to be built --or such Suggested Challenge Price * Look for Big Savings on Diet Pepsi too.
