These are the facts:
The rent increase agreements do not relieve the
landlord from his obligation to obtain approval
from a rent review officer for any rent increase
charged on or after Jan. 1. 1976 that is more than
eight per cent of the July. 1975 rent.
Where the landlord and tenant do not agree on a
rent increase above the eight per cent. the tenant
is entitled to a rebate of any rent paid in excess of
eight per cent by Feb. 16. 1976. If the landlord
fails to make such a rebate the tenant may-apply
to a rent review officer.
11a tenancy agreement becomes effective or is
renewed between Jan, 1. and Jul' 31. 1976. inclusive.
you should know:
A landlord who wishes an increase or more than
eight per cent must tile an application with his
rent review office and notify the tenant at least 60
days before the increase is scheduled to become
effective. In respect to those rental increases
taking effect between Jan. 1. and Feb. 29. 1976.
the application must he made by Jan. 31. 1976.
A tenant who wishes to appeal an increase has 60
days in which to file an application with his
landlord requiring him to justify the increase.
In case of a hearing, a date will be set by the rent
review officer and both landlord and tenant will
be notified.
After the hearing the rent review officer will
establish the rent, and may order retroactive
adjustments.
What is a tenancy agreement?
A tenancy agreement gives a tenant the right to
occupy a particular dwelling, or to renew
the right to rent a particular dwelling.
'The agreement can be written.
verbal or implied, in other words,
even it' you don't have a written
lease you are covered by the
legislation.
For written agreements, the
important date is the
date the agreement
comes into effect.

Who attends hearings?
Tenants. landlords or their representatives should
attend rent review hearings. Failure to appear or
he represented, removes the right to appeal the
rent review officer's decision.
The hearings will be informal, and every effort
will he made to keep the procedures simple so
that individuals may conduct their own eases.
A rent review officer has the power to call
witnesses and to order the production of the
necessary documents.
Tenants should be aware that. should they appeal
their rent increase to a rent review office,: the
officer could permit the landlord a ,veater increase

Ontario's new Residential Premises Rent Review
Act affects most landlords and tenants in the
province. The act allows for a review of the
amount of rent a landlord may charge,
Landlords and tenants should he aware of their
rights and responsibilities under this legislation.
The Ontario Government is in the process of
establishing rent review offices in major centres
across the province. Review officers will hear
disputes on rent increases by both landlords and
tenants.
A rent review hoard is being established to hear
appeals by tenants and landlords against the
decisions of rent review officers.
What does the act cover?
• apartments • houses • townhouses • duplexes
• triplexes • rooming houses • mobile-home sites
• rent-geared-to-income units
What are the exceptions?
• certain non-profit housing or non-profit
co-operatives
• units in a hotel. motel or vacation home which
are rented for a seasonal or temporary period
not exceeding four months
• buildings that were first occupied as residential
premises on or after Jan. 1, 1976.
• commercial premises
How does it work?
I/ rot have entered into or renewed a tenancy
agreement which became effective between July 30;
and Dec, 31, 1975. inclusive, yeti should he aware
that:
The maximum rent increase for such agreements
cannot exceed eight per cent of the rent charged
during the last full month prior to Aug. 1, 1975,
unless:
(a) the tenant arid landlord agree on a higher rate
of rent, or
(b) the landlord obtains the necessary approval
from a rent review officer.
A landlord may apply to a rent review officer for
permission to increase rent more than eight per
cent. A tenant may file an application with the
landlord requiring him to justify any increase.
These applications must be made by Jan. 31, 1976.
Should a landlord and tenant agree on an
increase in rent above the eight per cent guide-
line. they must complete and sign a rent increase
agreement no later than Jan, 17, 1976. Copies of
these agreements should he kept by both parties.
Forms may be obtained by writing Rent Review.

However, a tenant may cancel such an agreement
by completing a statement of revocation within
30 days of the signing of the agreement.
By signing a rent increase agreement the tenant
waives the right to appeal the increase during the
period July 30. to Dec. 31. 1975. The tenant also
waives the right to collect a rebate of rent as
provided for in this act. other than the amount of
rebate, nifty. stated in the rent increase agreement.
Rent increase agreements do not apply for any
period after Dec, 31, 1975. and do not constitute a
waiver of the tenant's right to appeal the amount
of rent charged on or after Jan. I, 1916,

Lambeth defeats Juveniles
Novice team beat Dorchester 411)
The Sacrament of Holy
Communion was observed on
Sunday, January 4, in Lucan
United Church.
Owing to a cold, Rev, Swart
Madden spoke very briefly of an
upcoming series on "Eldership of
the Church" and what a great
strength elders can be to other
members of the congregation,
The series will include other
offices of the Church.
During the communion service
Mr. Madden said that the words
"eternal sacrifice" meant
Christ's blood shed for us for our
sins and is just as relevant today
as it was years ago.
Four new members were
welcomed into full communion:
Austin, Elva and Linda Timms
from Woodham United Church
and Pat Gillespie from Giles
United Church in Windsor.
Elders Robert Murray and C,B.
Culbert assisted Mr. Madden in
the reception of new members.
The flowers in the church were
from the funeral of the late
Douglas Ewen and the sympathy
of the congregation is extended to
Mrs. Ewen and the family.
Next Sunday Mr. Madden and
the Rev. Clyde Westhaver of
Ailsa Craig will exchange pulpits
for the day.
Lucan congregational annual
meeting will follow worship on
January 25th with sandwich and
dessert luncheon. Members are
asked to bring enough lunch for
their own families. Secretaries
and treasurers are urged to get
their reports into the Church
office at once.
Sunday the Rev. Jim Somer-
ville Director of Compassion of
Canada will bring his musical
guests to Lucan Public School for
a Sunday concert With him will
be contralto, Marion Crowley
Newley and tenor Gary Kivell
The offering will be in support of
"Compassion."

The executive of the UCW met
in Lucan United Church Monday
evening to make plans for the
year. Mrs. David Park president
presided and several recom-
mendations will be presented at
the meeting on Tuesday at a p.m,
Mrs. M.H. Hodgins Regional
Vice-president will bring the New
Year message.
_Pentecostal church news
Beginning January 6 and
continuing every Tuesday after,
family night will be held. This
means that all group activities,
being held in the church will be
changed to Tuesday night from
7:30 p.m. to about 8:30 p.m.
There will be activities for
every age group every member
of the family. This new program
is to allow more people to come to
the meeting as all can come
together eliminating the need of
someone to look after the
children at home.

Lucan friends of Mrs. Lloyd
Acheson of London formerly of
Lucan, are glad to hear she has
returned to her home following a
week spent at St. Joseph's
Hospital.
Mrs. Cecil Robb who is con-
vener of agriculture for North
Middlesex attended the Farmers
Federation Meeting held at the
CIA building last Monday
evening.
Last Friday Bill Haskett
brought Mrs.Flossie Dickins by
ambulance from the Exeter
Hospital to the McCormick Home
and also paid Miss L.E. Abbott a
most appreciative visit.
In a letter from Mrs. Clayton
Abbott of California she reports
they have moved to 14932
Crosswood Road, La Mirada
California and that Mr. Murray
Abbott of Centralia is spending
the winter with them,
Another accident occurred at
the Elginfield intersection last
Sunday, January 4, when
vehicles operated by David Cook
of Blyth and Ian Graham of
Inglewood collided. Lucan
Ambulance Service was
dispatched and took Mr. Graham
to U.W.O. Hospital suffering
from cuts and bruises. Const.
Hodgins of the Lucan O.P.P.
estimated damages at $3800.
On Friday, January 2 an ac-
cident occurred on County Road
22, just south of concession 14
when a car driven by John Barr
of London left the road and rolled
over in the ditch. Const. Hodgins
set damage at $800.
On Tuesday, December 30 on
Conc. 5, west of West Nissouri, a
mile north of Thorndale, a car
driven by Thomas Vleeming, RR
1 Dorchester, left the road and
struck a tree. Const. Hodgins
investigated and set damages at
$1500.
The Lucan Novice had Dor-
chester on their home ice on
Saturday. The score ended up 6-0
for Lucan, The sharp shooters
were Les Arts with a pair, Brent
Bannerman with a pair, and
singles by Tim Shipley and Jesse
Crawford. Brent Fowles the
Lucan goalie played a mar-
vellous game to gain his shutout.
In Lambeth, Sunday the Lucan
Novice came home scoreless.
The Lucan boys never gave up
their fight but came home with a
2-0 loss.
The Lucan Atoms played
Huron Park on Saturday. The
game ended up a 1-1 tie with fine
performances at each end the
rink by the goal tenders of each
team. The lone marksman for
Lucan was Doug Pettit,
Lucan House League
First Bantam game was bet-
ween the Eagles and the Hawks.
The Hawks defeated the Eagles 6-
2, The goal scorers for the Hawks
were Kevin Windsoon with 3.
Paul Gilmore, Scott Revington
and Al MaSlen with singles. The
goal getter for the Eagle was
Gary Danner with a pair.
The Sabres defeated the Aces 7-
5 in the second game. Goals for
the Sabres were by Jim Hardie 2,
John Tooders with 3 and Cohn
Wildfong and Martin Van Praet
with singles.
The first pee wee game was
between the Barons and ' the
Thunderbirds and ended up 3.2

The Granton Community'
Recreation Association held their
annual New Year's Eve dance at
the Forester's Hall, it proved to
be one of the best ever attended,
thanks partly to the weather,
which was most co-operative.
The music for dancing was
provided by Sounds Unlimited.

At the United Church Rev.
Mary McInally conducted the
worship for the first. Sunday of
the New Year and officiated at
the service of Holy Communion.
The meditation was based on the
feeding of the 5,000; and taken
from the Gospel of Luke 9-10-17,
the title being "Our sufficient
Lord" Christ who feeds itS",41wants
us to feed others, as we are
channels of God's love, said Rev.
McInally. A number of the new
smaller editions of the Anglican
and United Church hymn books
were dedicated in memory of
Mrs. Frank (Delva) Dale. Mrs.
Terry Johnson was welcomed as
a new member of the church
through transfer from Guelph.
The morning service at St.
Thomas Anglican Church, was
cancelled owing to bad weather
conditions.

Second pee wee game was
between the Lions and the
Bombers. The Lions defeated
their opposition 5-2, The Lions
goal scorers were Don Liley with
a pair and Mike Neil with a pair

The Bomber goal scorers were
Joe Van Boxmeer and Brian
Curra,
Blazers beat Raiders in third
pee wee game. Goal scorers for
the Blazers were Dave Jones and
Terry Maslen. The lone
marksmen for the Raiders was
Andrew Thomson.
Uncle Sam loses second game
in row when his Wildcats lost to
the Cougars 1-0. The Cougar goal
scorer was Ian Ramey.'
The flying Jets proceeded in
their winnings with a 5-1 victory
over the Bears. The goal scorers
for the Jets were a pair by Todd
Froats, - and singles by 'Don
Hugill Rod Johnston and Todd
clayter. The Bears lone goal was
scored by Dave Weaver.
The Flying Irish Jr. D bombed
the Exeter Hawks on Friday
night. The Lucan players had no
help from the referees in their
fine performance. The Lucan
team defeated them 8-1. The
Lucan sharp shooters were Jim
Maguire, Ed Robb, and Randy
Kraut all with doubles and singles
Mr. & Mrs. Robert Lester and
family have returned from a
vacation in Florida.

Survey for home
A survey of Lucan, Clan-
deboye, and district will be made
this week to find the feelings of
the over 60 age group in regard to
the need of a home for the elderly
to be built here. Co-operation for
all concerned would be ap-
preciated.
