Limited to establish marina
facilities in the vicinity of the old
river bed in Grand Bend will not
become a reality if wishes of area
residents are followed.
At a meeting in the village ball
Friday night, more than 60
persons solidly rejected any
plans for a marina or any com-
mercial development in this
area.
In the only positive vote, all but
four of the assembly voted in
favour of residential develop-
ment.
At the outset of the meeting,
Don Southcott, spokesman for the
development said his group was

the Grand Bend yacht club spoke
in favour of a marina saying, "we
need more facilities and are
concerned about the number

the property which consists of
about seven and a half acres.
The old river bed is located
between River and Lake roads,
west of Highway 21.
In making his presentation,
Southcott said, "It would be no
great loss to us if the marina
didn't go. More -than 200 docking
slips would be necessary to be
economical and the best we could
hope for would be 40."
Southcott said ownership of the
property in question has been
established. According to
records, it was sold by the
Canada Company to Charles
Southcott in 1900.
Under the original official plan
for Grand Bend in 1958 this
property was zoned commercial
but was later changed to
residential.
The Ontario Ministry of
Natural Resources and the
Ausable-Bayfield Conservation
Authority have been asked if they
are interested in the property for
historical or environmental
purposes and have not respon-
ded.
In 1970, planners recommended

desirable for the old river bed.
In his opening remarks South-
cott said, "We would like to
develop this property for the best
interests of the community. We
are flexible and receptive, We
are not pressured for develop-
ment right away, except for
sewers, but would like to move in
the reasonable near future."
Southcott suggested the ratio of
docking slips to parking space
would be one to one. This was
disputed by Les Barr who resides
on. Alberta street at Lake Road,
Barr said the results of a 14
month study showed as many as
a dozen cars parked overnight as
early as April 15,
He continued, "During the May
24 weekend 17 boats were in-
volved in a race and 60 cars were
parked and locked along the river
area, The ratio is at least three
to one,"
A.R. Hodgins expressed con-
cern for the amount of people on
the beach if further development
occurs saying, "on a good day
now our beach is very crowded,
Shirley Raith commented, 'I'm
opposed to a marina because of
the associated traffic. It would be
unbearable on Alberta street. We
have lived here a long time and
we would like to keep our peace
and quiet atmosphere."
Former Grand Bend councillor
Tom Webster was one of the very
few in favour of a marina or any
commercial development. He
continued, "A marina would be
desirable if it was feasible. The
new facilities in Bayfield match
anything in the United States or
England. I am strongly in favour
of commercial development and
a motel resort area with a mix of
commercial and housing."
Glenn Pridham of Lake Road
said he was categorically op-
posed to a motel because of the
accompanying beverage rooms.
He added, "This would change
the character of our area,
especially after dark."
Webster responded to this
remark quickly saying, This
man's thinking is 19th century.
Drinking regulations are strictly
enforced in modern motels and
you don't see trouble in Holiday
Inn type accommodations."
Webster also asked if present
marina operators were con-
templating any updating and this
was answered quickly by John
Manore, "Yes, we are."
On the subject of traffic, June
Carter asked if a new road being
planned from Highway 21 to the
Southcott subdivision would
alleviate traffic' problems.
Southcott said although plans
for the new road are progressing
with MTC he didn't expect it
would be a reality for about two
years. He commented further, "I
don't think this new road will
alleviate the Lake Road problem
much. It's not human nature to go
south in order to go north."
A permanent resident of South-
cott Pines, Dr. Russ Lingard
said, I see something very
progressive in this proposal. We
will be outdistanced by other
communities if we stay put."
Pete Warner another present
marina operator said boats bring
families and revenue to Grand
Bend. We sadly need more
boating spaces. The river bed
should be used as a waterway.
It's a natural. If we stay the way
we are, the motorcycles will be
back in five years."
Dr. Bob Clay, president of the
Southcott Pines Ratepayers
Association said the three to one
ratio for docks to parking was not
realistic," I'm a boater although
I don't belong to the yacht club
and most of us take our boats to
Bayfield for winter storage."
