ear, your heme will reqldre
careful "breaking in" by you,
the owner. The builder has
some obligations after be has
carefully assembled the mater-
ials and equipment which con-
stitute your new home; most
likely he has given you a one
year warrantee that promises
he will take care of legitimate
claims of faults or damage
which don't come to light until
you are in the house. But for
the most Vert, its up to you
to see that your new home is
maintained. If you do so ft will

limited number of years.
goisttire Damage
Condensation is at a maxi,
um in a new home. When
yo a,r home was (built, many gal-
lons of water went into mat-
erials such as concrete, plaster,
tile work and even some types
of Paint. This water is still
lodged within the walls—especi-
ally basement walls—and its
gradual evaporation contributes
to a higher moisture content
in the air.
Provide ventilation wherever
possible but do not try to ac-
celerate the normal drying out
process of a new home. Creat-
ing high temperatures will
only tend to Pause an uneven
drying which will exaggerate
the effect of normal shrinkage

new home. Foundation or base-
ment wails are subject to a
wide variety of stresses and
strains. The base of the wall,
being in the ground, maintains
a fairly constant temperature,
The top portion, however, ex-
tends out of the ground. and
is subject to extreme tempera.
tire changes which cause con-
crete and. other masonry to ex-
pand. and contract.
The nature of' the soil on
which the foundation is plac-
ed' may cause slight settlement
or heaving due to soil expan-
sion, which would induce addi-
tional stress.
Minor Cracks
A combination of these forc-
es may make some minor
cracks appear. It is important
for the home owner to under-
stand that these surface cracks
do not affect 'the strength of
the walls in any way and it
isn't necessary to repair them
except for a touch up to im-
prove their appearance. Mas-
onry basement walls, like every
other part of the house, are
not waterproof in 'themselves.
Where conditions warrant it,
your builder will have damp-
proofed the underground por-
tion of :foundation to Pre-
Yent the entrance- of water from

great deal ..of water is pre-
sent outside, basement walls
should 'be water,proofed at time
of construction.

tected by coats of paint .espec.

An automatic humidifier in-
stalled on the furnace or an
unvented gas burning hot water
heater can cause 'high humidity
in the basement area. Constant
use of such equipment is an-
other source of moisture va-
pour. In many cases this situa-
tion can be corrected by im-

day, every home maker depends
on electrical appliances to do
much of the everyday work
around the house. To keep
these working for you, you need
a full "house power"—adequate
electricity coming into your
home and plenty of outlets to
feed your appliances.
Heating System
There are many different
types of heating systems and
various methods of installation.
A's a home owner, it is to your
'advantage 'to know all about
your own, Read all the descrip-
tive literature supplied with the
furnace, 'and for more, detailed
information check with the
heating contractor who supplied
and 'installed the system. Prop-
er care of the heating system
and good house insulation can
reduce heat costs, permit con-
siderable fuel savings during
the Winter and make air condi-
tioning for 'the summer more
effective.
Be sure to check for proper
insulation when you are buying
your new home. Some builders
display cutaway wall 'sections
so potential buyers can see ex-
actly what is provided. Any
reputable builder will be glad
to explain to you how he has
insulated your house.
If you live in a warm clim-
ate don't think insulation isn't
necessary. Summer comfort
alone, justifys the cost of full
insulation, especially if you are
planning to use air condition-
ing. It is important to realize
that insulation has year round
value, and isn't Solely to pro-
tect you during the cold wea-
ther.
