Accessways
While checking closely the exterior and the
interior of the house the prospective home buyer
should net overlook the accessways—the approa-
ches, walks, entrances, hallways and stairs. These
have an important bearing on the livability of a
home. A downhill slope to a basement garage, for
example, can present. certain hazards, especially
when icy conditions prevail. A tile walk can be
attractive, but if glazed tiles are used there is
danger of slipping in wet weather. This is also true
of the patio. The front entrance should be protected
by some sort of shelter to keep out rain and snow.
Such shelter can be obtained icy wide roof overhang
or other form of roof projection. Another method
is to recess the front door a few feet back from the
front wall of the house. A cap or other form of
protection over the service entrance is also desir-
able. In some designs the carport fulfills this
function. Where such protection is lacking over
the entrances, a vestibule, though not as effective,
provides an alternative. A landing between the
service entrance and the main floor level will reduce
the tracking of dirt into the kitchen. This same
landing can also be designed to make access to the
basement easier. Gocld circulation between the
various parts of the house is a feature that will be
increasingly appreciated as the family falls into a
pattern of living in their new home. Short hall-
ways with a minimum of angles and corners,
solidly built stairs that do not sag, doors that swing
open on the "right" side without interfering with
the placing of furniture, are other features that
should be checked.

The kitchen more than any
other room detertnines the buy-
er's choice of a particular house.
This is because so much of the
housewife's 'time is spent in the
kit:Chen, A Well-planned kitch-
en should. be brightly lighted.
It 'should be easily accessible
from the delivery entrance eith-
er at the side of the 'heittSe or at
the rear. The' modern kitchen

area. Here; the stove, the sink
and the refrigerator should be
grouped in such a way that
the kitchen work can be per-
'formed with a minimum of
walking. Because the kitchen
floor will Belt more usage than

cept perhaps the hallway, the
kitchen floor covering should be
leng lasting and easy to clean.
Proper ventilation is important
in the kitchen, not only to draw
away excessive heat and cook-
ing odors, but also to prevent
the accumulation of moisture
and resulting condensation. A

Indoor comfort in the winter
will depend to a great extent
on the efficiency of the heating
unit. The heating system should
be properly designed by a qual-
ified heating engineer, or by
someone especially trained to do
an accurate "heat loss" study.
Without this preliminary
study, choosing the right size
of heating system is little more
'than guesswork. If the system
is too large there wilt be the
unnecessary expense of an over-
size installation; if it is too
small 'the furnace May burn it-
self out. •
Heat loss will depend on the
area of eXposed surface, the
materials used in the walls and
roof, 'the amount and type of
insulation Specified, and the
number of door' and windows.,
Exposure to winds and the av-
erage low 'temperatures in 'the
area are also 'taken into ac-
count.
Most new houses are equip-
ped with a central heating sys-
tem designed either for auto-
matic or partly automatic oper-
ation. Where space heaters are
used they should provide the
same inside temperatures requ-
ired of a central heating sys-
tem. •
The most widely used house-
hold fuels are oil and gas. In
some areas coal or wood may be
more economical, and this May
outweigh their disadvantages,
Dlectricity has also been . used
for 'heating the 'home but so 'far
on as limited scale,
There are three basic ways of
heating the home. One is by'
heating air and circulating it
through 'the house. Alterna-
tively, water may be heated and
piped through radiators. Steam

Hot Air Heating
There are two types of hot
air heating, gravity heating and
forced air heating.
