Septic tanks
need care
If the septic tank needs clean-
ing, do it now before the frost
comes next fall, advises' Pro-
fessor H. W. Irwin, Ontario Agri-
cultural College.
"Most septic tanks fail, and
have to be replaced, simply be-
cause they haven't been cleaned
in time," this agridultural en-
gineer explains, "and this fre-'
quently means replacing the
seepage bed."
As a rule of thumb, a septic
tank should be cleaned when the
sludge of the bottom plus the
scumon top equals one-third of
this liquid depth, which is about
every three to five years. Lighted
matches should not be used while
making the check; gases form in
septic tanks and may explode. The
build hp of solids may be meas-
ured, by using a stick or old .4
broornhandle.
The winter's snow has finally
receded and has left behind last
'pi
fall's leaves and other assorted
debris. The paint on your fence
and here and there on the house
is starting to peel. Your next
door neighbour has daffodils and
tulips in bloom and somehow, you
just didn't get around to planting
any bulbs last year.
• If this is your situation, now
is the time to put your good
clean-up, paint-up and garden-
ing good intentions to work. This
week the Seaforth Chamber of
Commerce, with the co-operation
of the Town Council, is again
sponsoring a Clean-Up Paint, up'
• program in Seaforth.
The Town of Seaforth is
providing a truck which will pick
up homeowner's accumulated
trash. The Chamber of Com-
merce points out that Clean-Up,
Fix-Up Campaign is not only a
one week program but a philoso-
• phy, a guide • for a better quality
of life in Seaforth throughbut the
entire year.
There just is no doubt about
such a campaign paying
dividends, the chamber of
Commerce emphasizes.
"A home and yard that have
• been thoroughly cleaned, re-
paired and planted, will give
you added realty value shokuld you
wish to sell. Clean premise,s
will considerably reduce the
chance that you will ever stand
over. a rubble of -what was once
your home and your cherished
possessions, gutted by fire.
"There will be fewer chances
of accidents to toddlers and
elderly persons , since you will
have followed Clean-Up safety
suggestions. .
"Your children will learn the
thrill of working together for
a common goal, and you will
have increased enjoyment from
living in clean, attractive sur-
roundings."
"The future of our town is
It's Spring. and it's clean-up
time In ,Seaforth. Whether you
want to up-date your home with
a view to selling it in the near
future or simply modernize it
for the comfort of you and your
family, here are five Improve-
ments which will increase the
value of 'your house, by more
than the cost of the improvement.
Home care experts at the
Edison Electric Inst tute suggest
the following reno ons: '
'I. A good coat of paint in a
carefully, selected color will have
its cost returned many times
over, e'xpecially if you're a do-
it-your-selfer who can save ap-
plications costs.' New paint will
bring freshness and desirability
to even an older house, your
local, paint dealer will help you
in selecting the type of paint and
.the best color for your home.
2.'A thousand' dollars or less
put into the finishing of a dark,
raw basement can be returned
dependent on .the traits showq
during our clean-Up campaign,
namely, energetic 'interest,
"Through demonstrations of
these qualities in the next few
weeks we should set a
pattern for the rest of the year.
The results we accomplish
many times over In increased
home value. A potential buyer
is always impressed by a well
lighted, well planned game room
or family room, especially after
looking at other homes where a
basement Is just a basement.
Don't overlook the possibility
of transforming that basement,
area into bedrooms. With a
simple conversion to nameless
electric heat, that old fuel-burn-
ing furnace with its fuel supply
can be removed to give 'you a
great deal of extra usable living
space.
Again, your local building
supply dealer will be happy to
advise you on . materials and
methods for building the rooms,
and your electrical contractor or
electric utility company will,have
full details on the conversion to
nameless electric heat.
3. Bathroom fixtures date a
house quickly. They can be re-
placed singly for a reasonable
and the habits of cleanliness
and beauty which we acquire
will persuade .tourists to
stop •.over in our town, will
create an environment which will
attract new industry and citizens.
New industry means many
new jobs, with special opportuni-
ties for our youth."
amount if they are old-fashioned
or damaged. Often, 'a new set
of faucets will update an entire
bathroom.
4. If your have a carport,
you can change it into a garage
for a moderate amount. All it'
takes is the" addition of garage
doors. a bit of electric wiring
and the closing in of open sides.
Check with your supplier here,
too, for materials and ideas.
5. One of the quickest and
surest ways of updating your
house is by the installation of
nameless electric heat. A small,
compact nameless electric fur-
nace or boiler designed to hook
right. into your existing warm air
duCtwork or hot water piping can
often be installed in a matter of
hours. Or, if you plan a re-
modeling job or the addition of
a new room, baseboard or rad-
iant ceiling heat can be installed
to give your. the added advantage
of indiVidnal heat control in each
"room.. .
• nameless electric heat burns
no fuel, and needs no storage or
piping. It is clean and odorless.
Because electricity is still one
of the best bargains available .to
day, a flameless electric heat-
ing system is also economical
to installand operate.
Small investments, such as
flameless electric heating, often
pay large dividends in the in-
creased value of your home.
They also can make your home
so comfortable and attractive
to you, you might, change your
mind about selling, after. all.
Improvements will add value
comfort, to every. residence
The warm weather this week has encouraged people
throughout the district to get their spring clean up underway.
