HomeMy WebLinkAboutThe Huron Expositor, 1969-05-15, Page 11© Homes with hot water heat- ulg systems are well-suited for remodeling projects and the old steam-heated Colonial or Tudor- style house can be readily and inexpensively updated. The following heating check., list suggests some of the possi- bilities. If heating modernization plans are.made at the outset of a home improvement project, the homeowner can probably save, not only on the heating , but on the over-all remodeling job. That's because many remod- eling jobs require heating work of some kind, and it is often easier to do it before other changes. Install baseboard heating units. What about that old-, fashioned radiator? Simply re-- place it with wall-hugging base- board units. • They provide just as much warmth and comfort but don't interfere with wall-to-wall car- peting, furniture or draperies. A few minor piping• changes may be all that is necessary to install these units, • convert to forced circulation. Gravity hot water and two-pipe steam heating systems often can , be converted to forced circula. 'don hot water heating. This means faster response, with a thermostat calling for heat auto- matically, and more even heat- ing throughout the house. FOr the conversion, some new piping at the boiler, a cir- culator and a few accessories are installed. Install a new boiler. A mod- ern, compact boiler can save space and give new life to the heating system. Although to- day's boiler is often smaller than many home:clothes washers, it " can heat a house that once need- ed a large, cumbersome heating plant. And it doesn't have to be in the basement. " Boilers' can be installed in a carport,. ' eating First Cuts Remodeling Cost [Power Mowers with 2 or 4 cycle gas motors, either power pro- pelled or push 'type, in a variety of sizes. Boiler%can be. powered by gas, oil, electricity or coal. Heat the garage. Installing heat in the garage can be a simple operation if the house has a hydronic heating system. Hidden finger-size piping can be extended into the gar- age from the basic system, to create a mud room, workshop, play area and cleaning room all in one location. Heat the add-on rooms. Be- cause the hot water for heating is carried by finger-size piping, it is comparatively easy to snake these pipes into add-on rooms without major carpentry. A driving rain, combined with wind and a prior beating of the sun and elements, can bring a number of serious leaks during just one overnight rainstorm, with resulting damage to walls, floors and furnishings' Responsible roofers will check a roof free of charge and give estimates for any needed repairs or replacements. If reroofing is necessary, the homeowner can select from a variety of heavy-weight f6,e-rated asph- alt roofing materials. If the' home has a shingle roof, check the following troub- le spots, 1. Damaged or missing.shin- gles—if patches of shingles or single shingles are missing or loose, the roof is in an advance stage of deterioration. It takes a careful inspection to determine if portions of many shingles have broken off and blown away or if shingles have cupped or split., If so, a good rain and wind storm may start the bucket brigade. 2. Flashing--Anything that projects through the roof is a dahger source for leaks. Metal flanges and collars around.chim- neys, pipe and vents are not only subject to rust, but the ce- ment caulking, eventually dries out and falls away, ,exposing openings to rain and moisture, Rusty spots should be painted to prevent further. damage, and where rust has penetrated all te way through the metal, it ." must be replaced. 3. Popped Nails. If too- Short nails have been used, wind will have loosened roofing nails` so that heads are no longer in contact with the shingles. 4: Glitterg and Gutter "Hang- ers. Leaves and debris should he cleared from gutters, ' for better inspection of rust spots and rusted-out areas. Where gutter hangers have been nailed atop shingles, leaks earl develop. Deterioration at this point may require replace- • rent of the entire "starting" • ucca of the roof shingles, even though, the remainder of thi roof may he in good condition. Skylights. " Care- fully-placed lighting helps shrubbery and other plantings around the entrance stand out effectively; in the garden, light- 'ing highlights various landscap- ing features. Several types of garden light• ing units are available to draw attention to the work of a green thumb in garden and shrubbery areas of the yard. These units range from various types of walk lights to spot, lights. Near- ly all of these fixtures are de- signed to blend inconspicuously with their surroundings. In most cases, the exterior appearance of a house, can be improved immeasurably by dreiiirig up the entry way. • •An easy way to do this is by the addition of "a pair of flanking -outdoor wall bracket lighting fixtures on both sides of the door. Keep their size in bal- ance with the house. Post lights,. too, add a tre- mendous amount of personality to a home. 'Now-, many -arc available in extra high, double lantern models, very-reminis- cent of the, light posts of 'by-- gone eras. These units give the yard and entry way of a home an extra dimension, as well as providing a safe pissage along the walk or driveway to the door. In situations where a sizeable overhang projects from the house pethaps above an entry door or perhaps along a wall above a patio, fixtures hung from chains and matching the wall brackets and yard lights are used to add a family look to outdoor lighting, and 6f course, provide addition-- al illumination. Many post lanterns, wall brae kets and ceiling fixtures for out- door use are styled traditionally, with a variety of Early American types available. A good selec- tion of contemporary fixtures are also easily found in the modern manner. Local lighting centers carry a complete line. Most outdoor lighting efforts are further enhanced by the use of an electronic dimmer that varies the light levels from to- tal darkness to full brightness with the turn of a knob. The nice thing about such home improvements as outdoor emerge inside at almost any point all the way down to the eaves. Most often, re-roofing is a simple job. HoWever, some- times an older wood roof should be removed if it does not have proper nail holding power or shows evidence of dry rot. A new plywood roof deck would then be applied over the joists to provide greater strength, With the many modern building materials available, a homeowner now can seleCt pre- finished fire-rated asphalt roof- ing in a variety of colors. • YOUR FURNITURE can look LIKE NEW AGAIN! with EXPERT REUPHOLSTERY • SAVE YOUR SHRUBS AND ROSES from Aphids and Worms with -"ROSE DOCTOR" Seaforth 111.411111P114 111 - ftlmillY11111r- • ON OUR $40,000 „„HARDWARE CLOSE-OUT SALE SO, E'RE KEEPING THE CROWDS COMING BY CUTTING PRICES LOWER & LOWER!!!
